Comparative Analysis of Planing Determinants of the Housing for the Elderly

국문 초록

초고령 사회의 진입을 앞둔 한국사회의 현실에서 노인 주거는 매우 중요한 사회적 이슈이다. 본 연구는 향후 노인주거 개발 시 계획해야 할 주요 결정 요인을 탐색하는데 연구의 목적이 있다. 이를 위해 경기도 31개 시․군을 대상으로 노인주거개발에 미치는 결정요인을 파악하고자 하였다. 연구대상은 전문가 및 일반인 집단으로 각각 구성되었는데, 전문가 집단은 도시설계분야에서부터 부동산금융까지 전문가를 대상으로 설문을 실시하였고, 일반인 집단은 서울과 서울 주변도시인 경기도에 거주하는 성인을 대상자로 선정하여 설문을 실시하였다. 2개월간 600부의 설문지가 배포되었고 성실하게 작성된 183부의 설문지가 분석에 사용되었다. 전문가의 경우에는 교통 접근성이 고령자의 주택 공급을 결정하는 가장 큰 요인이었으며, 순서별로 인접 환경, 지역적 장점, 토지 조건이 중요했다. 한편 일반인도 대체로 유사한 결정요인들을 제안하였다. 결론적으로, 노인주거개발에 영향을 미치는 요소로서 전문가 및 일반인 모두에서 공통적으로 제시된 것이 의료서비스, 양호한 주변환경, 교통접근성, 도심의 크기, 문화시설, 공업지구 등이 제시되었다. 이를 통해 교통 접근성이 뛰어나며, 도심에서 이용할 수 있는 시설들이 구비된 양호한 환경 등이 노인주거 개발에 영향을 크게 미치는 주요 요인임을 알 수 있다.

영문 초록

In the realities of Korean society ahead of the entry of super-aged society, housing for the elderly will be a very important social issue. The goal is to explore effect of planning determinants on housing supplies for the elderly in Korea. To find the planning determinants that affect the trend of supply for housing for the elderly, analytical hierarchy process surveys were conducted by both experts and general people. 600 copies had been distributed during almost two months from several different sources, and 183 copies were faithfully written were used. In case of experts, traffic accessibility was the most import determinant for supplying housing for the elderly, and neighboring environments, local attraction, and land condition were important by order. General people also stressed determinants with mostly same order. After analyzing the result of analytic hierarchy process, this research picked main determinants. In conclusion, several regional factors were set as determinants of supply of housing for the elderly. The quantity of medical service, the size green district which stand for well equipped environment, railroad station for easy accessibility, cultural facilities including cultural education, and population for the size of city nearby are main determinants.
