부동산 보유비중이 기업가치에 미치는 영향

국문 초록

본 연구는 기업의 부동산보유비중이 기업가치에 어떠한 영향을 미치는지에 대해 실증 분석하였다. 부동산은 소유, 투자와 관련된 기업의 의사결정에 따라 기업의 사업성과와 지속가능성까지 영향을 미치는 중요한 요소라 할 수 있다. 본 연구는 2008년부터 2018년까지의 국내 상장기업 중 건설업을 대상으로 부동산보유비중이 기업가치에 미치는 영향을 검증하여 기업의 부동산 효율적 활용에 대해서 분석하였다. 또한, 부동산 비중을 소유부동산과 투자부동산으로 세분화하여 분석하였다. 부동산 보유비율이 기업가치에 어떠한 영향을 주는지를 분석하기 위해서 M/B와 Tobin s Q를 사용하여 분석하였다. 실증 분석결과 기업의 부동산보유비중이 높을수록 기업가치에 음의 영향을 주는 것으로 분석되었으며 이는 향후 1년, 2년 후 기업가치에도 영향을 미치는 결과를 보였다. 또한, 부동산 보유 목적과 무관하게 기업가치에 음의 영향을 미치고, 특히 투자부동산은 기업가치에 더 큰 음의 영향을 주고 있다. 이는 기업이 투자목적으로 부동산을 보유하는 것은 기업의 부채비율을 증가시켜 기업의 재무 건정성에 악영향을 줄 수 있고 이는 기업가치를 악화시키게 될 것이다.

영문 초록

Construction sectors are highly dependent on the real estate property because the real estate price is the most influent factors on the construction industry. Real estate is an important factor of construction sectors’ business performance and substantiality, depending on the decisions made by the company regarding ownership and investment. In other words, the role of real estate assets may affect the performance or value of construction companies. This study focuses on how the real estate holding ratio of construction companies listed on Korean exchange (KRX) affects enterprise value. This study aims to expand existing prior research to validate the impact of the ownership ratio on the value of real estate on the construction industry sector among domestic listed companies from 2008 to 2018 and thus contribute to the efficient use of real estate by the entity. The empirical results reveal that the higher the ratio of a company s property holdings, the lower its value, which also affected its value in the next one year or two years. The real estate of construction sector company will be a very important issue for all shareholders, management, investors and executives and employees of the company as it will be a source of investment in business funds through liquidity.
