부산시 신혼부부임대주택 입지특성요인 분석

국문 초록

본 연구는 부산시에 소재하는 신혼부부임대주택의 입지특성을 살펴보고 신혼가구가 선호하는 입지요인에 부합하는지 여부를 확인하는데 목적이 있다. 먼저 임대주택 입지의 문제인 공간적 고립성을 확인하기 위해 신호부부임대주택이 공간적으로 집중되어 있는지를 검증한 결과 부산시 신혼부부임대주택은 공간적 자기상관성이 없음을 확인하였다. 이후 이항로지스틱모형을 적용하여 신혼가구가 선호하는 입지요인이 신혼부부임대주택 입지에 영향을 미쳤는지를 분석하였다. 그 결과, 신혼가구가 거주지 선정에 있어 중요하게 생각하는 지하철역, 버스정류장 등 교통 접근성과 사회복지시설, 병원, 공공기관, 문화시설, 마트 등 편의시설 접근성은 통계적으로 유의미한 결과가 나타나지 않았다. 다만 편의시설 접근성 중 아동복지시설은 신혼부부임대주택 입지에 영향을 주고 있음을 통계적으로 확인하였다. 이외에도 가격 접근성은 통계적으로 유의미하게 나타났는데 이는 상대적 결과로 신혼부부임대주택은 저렴한 토지가격과 상관관계가 있음을 확인하였다. 결국 신혼부부임대주택은 신혼가구가 요구하는 교통 및 설편의시설에 대한 접근성이 용이한 지역에 공급될 필요가 있음을 확인하였다. 또한 신혼부부임대주택 외에도 다른 유형의 임대주택건설, 공급에 있어서도 값싼 토지를 활용한 목표물량 달성에 초점을 맞출 것이 아니라 입주자의 특성, 선호 및 주거만족도를 제고할 수 있도록 임대주택 공급의 차별화를 도모해야 할 것이다.

영문 초록

The purpose of this study is to examine the location determinants of rental housing for newlyweds in Busan and to investigate whether the location of rental housing for newlyweds reflects the factors preferred by newlyweds. This study used Local Morans’ I to find whether there are spatial autocorrelations of rental housing for newlyweds in Busan because spatial concentration is a problem of the location of rental housing. As a result, there were no spatial autocorrelations of rental housing for newlyweds in Busan. After Local Molans’ I analysis, this study analyzed the relationship between the location factors preferred by newlyweds and the location of newlyweds rental housing using binary logistic regression. Analysis results indicated that accessibility to transportation such as subway and bus stops and accessibility to convenience facilities (e.g., social welfare facilities, hospitals, public institutions, cultural facilities, and marts), which newlyweds consider important factors for choosing a place to live, were not statistically significant. However, among the accessibility of convenience facilities, the variable of child welfare facilities was statistically significant. In addition, the variable of land price was statistically significant. This is a relative result, and the rental housing for newlyweds had a negative correlation with land price. In conclusion, newlyweds rental housing needs to be supplied in areas with easy access to transportation and convenience facilities necessary for newlyweds. In addition, in the supply of rental housing for newlyweds as well as other types of rental housing, it is important to supply rental housing considering the characteristics, preferences and housing satisfaction of tenants, rather than focusing on achieving the target quantity using cheap land.
