아파트 임대가치의 결정요인에 관한 연구

국문 초록

최근 저금리가 계속되면서 아파트 임대계약에서 보증금의 비중은 내리고 월세의 비중은 지속적으로 상승하였다. 따라서 아파트의 시장성에 대한 다양한 정보가 필요하게 되었다. 이 연구의 목적은 서울시의 아파트 월세 실거래가격의 자료를 이용하여 보증금의 비중에 영향을 주는 요인을 실증적으로 제시하는 것이다. 이론적 배경은 서로 다른 재화의 가치를 효율적으로 측정하는 헤도닉함수이며 연구방법은 다중선형회귀, 감마 회귀, 일반화 가법 모형이다. 연구결과에 의하면, 아파트의 보증금 비중에 영향을 주는 요인은 물리적 특성의 요인과 임대료 특성의 요인으로 구분되며, 물리적 특성과 임대료 특성이 모두 통계적으로 유의한 변수로 선택되었다. 여러 가지 모형을 적합하고 모형 간 비교를 통해 최적의 모형을 탐색하였다. 그 결과 일반화 가법 모형이 보증금 비중 예측 모형으로 가장 적합함을 확인하였다. 이에 따라 보증금 비중으로 나타나는 아파트의 임대 가치를 예측하는 모형을 제시하였다. 이 연구 내용은 부동산시장에서 아파트의 시장성을 이해할 수 있는 정보를 제공하였다. 아파트의 물리적 특성과 임대료 특성이 주어지면, 이 연구에서 제안한 예측모형을 통해서 아파트의 임대 가치를 보다 정확하게 추정하는 데 기여할 수 있을 것이다.

영문 초록

As the low interest rates have been continuing recently, the portion of deposits in apartment leasing contracts has fallen and the proportion of monthly rents has continued to rise. Therefore, various information about the marketability of apartment became necessary. The purpose of this study is to present empirically the factors affecting the weight of deposit by using the data of actual price of apartment rent in Seoul city. The theoretical background of this study is a hedonic function that is useful for measuring the value of heterogeneous goods, and the research methods are multiple linear regression, gamma regression, and generalized additive models. According to the results of this study, factors affecting the deposit weight of apartments are classified into physical factors and rent characteristics. Statistically significant variables are age of buildings and proportion of monthly rent. The results of this study provide information that enables government and investors to understand the marketability of apartments in the real estate market. Given the physical and rent characteristics of apartments, the predictive model proposed in this study may contribute to a more accurate estimation of the rental value of apartments.
