지방 중소도시의 아파트 청약경쟁률 결정요인에 관한 연구

국문 초록

국내의 주택보급률은 이미 100%를 초과하였지만, 정책적 결정에 의한 총량 달성 목표의 주택공급으로 일부 중소도시에서는 수요·공급의 균형이 맞지 않게 되었다. 이에 따라 주택시장 상황에 맞는 공급을 위해 아파트 분양시장에 관한 연구의 중요성이 높아지고 있다. 이 연구의 목적은 지방 중소도시 청약경쟁률에 영향을 미치는 객관적인 변수를 파악하고, 활용방안을 제시함으로써 지방 중소도시 아파트 분양시장에서 공급자들이 미분양사태를 미연에 방지하고, 성과를 극대화할 수 있도록 하는 데 있다. 연구에 활용된 자료는 2007년부터 2016년까지 충청북도 청주시, 충주시, 제천시에서 분양을 시행한 건설사회사 및 분양대행사를 통하여 구축하였다. 그리고 이를 바탕으로 청약경쟁률 관련 실질적인 실증결과 도출을 위해 전체자료를 활용한 분석과 더불어 각 시단위별 청약경쟁률 결정요인 또한 분석을 실시하였으며, 분석에는 PASW 21.0 프로그램이 활용되었다. 분석결과 아파트 특성(기차역과의 거리, 버스터미널과의 거리, 초등학교 수, 고등학교 수, 버스정류장 수)과 거시환경 특성(주택부문의 소비자전망지수)이 지방중소도시의 청약경쟁률에 긍정적인 영향을 미치는 유의한 변수로 나타났다. 지방중소도시의 경우 역세권과 가까울수록 수요도가 높은 대도시와는 다르게 중심지를 벗어난 외곽지역에 새롭게 형성된 고급 주거지역의 아파트가 잠재수요자들의 니즈를 충족시킬 수 있으며, 수요의 한계범위가 작은 지역일수록 시장선점효과가 더욱 커지기 때문에 청약경쟁률 제고를 위해서는 수요자들의 동조가 높은 주택부문의 소비자전망지수를 체크하여 분양활동 시 활용해야함을 시사한다.

영문 초록

Although the domestic housing supply rate has already exceeded 100%, the supply of housing with the goal of achieving the total amount by the policy decision has led to a balance between supply and demand in some local small and medium sized cities. As a result, research on the apartment market has become increasingly important to meet the needs of the housing market. The purpose of this study is to identify objective variables that affect the subscription Competition Rate of Apartments in small and medium-sized cities and to present plans for use so that suppliers can prevent unsold situations and maximize performance in the market for small and medium-sized apartments sales. The data were established from 2007 to 2016 through construction social and sales events conducted by Cheongju, Chungju, and Jecheon in Chungcheongbuk-do. Based on this analysis, PASW 21.0 program was used for analysis using the entire data to derive practical test results related to competition rates. The analysis shows that apartment characteristics (distance from train station, distance from bus terminal, number of elementary schools, number of high schools, number of bus stops) and macro environment characteristics (housing sector consumer outlook index) positively influence subscription competitiveness of local small and medium cities. This is a significant factor. In the case of small and medium sized cities, unlike large cities, which are closer to the station area, apartments in high-class residential areas newly formed in the outskirts of the center can meet the needs of potential customers, The smaller the limit of demand, the greater the market-first effect, suggesting that the consumer prospects of the housing sector with high demand should be checked and utilized for the sale activities.
