인구 변동과 지가 변동에 관한 연구

국문 초록

본고는 인구 변동과 지가 변동 간의 관계를 분석하기 위해 충북혁신도시가 위치한 충북 음성과 진천지역을 연구대상으로 하여 2009년 1월부터 2019년 12월까지 월간 (순)인구 유입, 지가, 소비자물가지수 데이터를 이용하여 그렌저 인과분석, 충격반응함수 분석, 분산분해 분석을 하였다. 그렌저 인과분석 결과, Wang, Hui, Sun(2017), Saiz(2003)의 연구와 같이 음성지가와 진천지가는 상호 영향을 미치고 있고 공공기관과 주거지역이 집적한 한 지역으로 인구 유입은 주택공급 증가와 함께 주택수요 증가로 인근 지역의 지가 변동에 영향을 미치는 것으로 나타났다. 충격반응함수 분석 결과, 도시개발 단계별 인구 유입 효과와 주택수요 증가 효과에 따라 진천 및 음성지역 충북혁신도시 건설 초기에는 공공기관 이전에 대한 수요와 주택 수요가 증가하다가 점차 감소하여 안정화되는 것을 분석할 수 있었다. 충북혁신도시에 상대적으로 산업단지와 상가가 많이 들어선 음성지역과 업무단지와 주거지역이 많이 들어선 진천지역의 향후 추세를 반영하는 연구결과였다. 분산분해 분석결과, 진천지역에 업무 및 주거지역이 집적하게 되면 주변 지역인 음성지역으로의 인구 유입에 영향을 미치는 것으로 나타났고, 진천 인구 유입은 장·단기 진천지역지가상승에 영향을 미치는 것으로 나타났다. 진천지역 지가 상승은 단기에서 장기로 가면서 진천으로 순인구 유입에 영향을 미치는데 음성지역에 산업단지 개발이 증가하였던 반면, 진천지역으로 주거용 아파트 단지 개발효과가 반영된 것이라고 해석할 수 있다.

영문 초록

To analyze the relationship between fluctuation of population inflow and land price, this paper analyzes Eumseong and Jincheon in Chungbuk province, where Chungbuk innovation city is located. Using monthly data of influx and outflow of population, land price, and consumer price index from January 2009 to December 2019, Granger causality analysis, the impulse response function, and the variance decomposition are analyzed. Results of Granger causality analysis show that land price of Eumseong and land price of Jincheon interact each other. Like studies by Wang, Hui, Sun(2017) and Saiz(2003), population inflow to an area concentrated with public institutions and residential areas affects land price fluctuation in nearby regions. And population inflow affects increase in consumer price index through increase in land price. According to analyses of the impulse response function and the variance decomposition, influx of population into Eumseong before Chungbuk innovation city is established affects rise of land price in Jincheon. And this reflects that Jincheon will have relatively more shopping malls, business complexes, and residential areas in the near future. Rise in land price of Jincheon affects net inflow of population into Jincheon. This can be interpreted as reflecting the effect of development of residential apartment complexes in Jincheon while development of industrial complexes in Eumseong increases.
