권리매도희망자와 권리매수희망자 구분에 따른 상가권리금 결정요인 연구

국문 초록

본 연구는 권리금 이해관계자 별 권리금 결정 시 영향을 미치는 요인을 찾아보고, 그 차이점을 파악하기 위하여 권리매도희망자와 권리매수희망자로 구분하여 연구를 진행하였다. 연구대상은 부산시의 대학가에 위치한 상가에서 영업 중인 권리매도희망자 149명과 창업 준비 중인 권리매수희망자 151명을 대상으로 2018년 6월부터 2019년 2월까지 대면 설문과 SMS 설문을 통하여 자료를 수집하였다. 연구결과, 권리금 결정 시 중요한 영향을 미치는 요인으로 전체집단의 경우, 환산보증금(㎡_ln), 판매허가권, 영업기간, 주방ž홀ž화장실로 나타났으며, 권리매도희망자의 경우 환산보증금(㎡_ln), 판매허가권, 기존상가 영업기간, 출입문, 외벽장식, 바닥ž천장ž벽으로 6가지이며, 권리매수희망자의 경우 환산보증금(㎡_ln), 판매허가권 2가지로 나타났으며, 파악된 요인이 희망권리금에 영향을 크게 미친다고 나타났다. 또한 이해관계자 중 권리매도자희망자가 권리매수자희망자보다 권리금 결정 요인이 더 많게 파악되었으며, 산정된 권리금도 권리매도희망자가 권리매수희망자보다 더 높음을 알 수 있었다. 이를 통해 이해관계자 별 권리금 결정 요인의 차이점을 인지시킨다면 권리금 산정 시 두 이해관계자가 고려하는 권리금의 차이를 좁힐 수 있을 것이다.

영문 초록

In order to identify the factors influencing the decision of insurance premiums for each stakeholder, and to understand the differences, this study was conducted separately by those who wish to sell and those who wish to buy. The subjects collected data through face-to-face and SMS surveys on 149 a person who wants to sell rights and 151 a person who wants to buy rights operating at stores located in Busan from June 2018 to February 2019. The entire group was found to have had a significant impact on insurance premium decisions such as conversion deposits (㎡_ln), sales authorization rights, business periods, kitchensžhallžtoilets. In the case of selling-right group, the conversion deposit (㎡_ln), sales authorization rights, business period of existing shopping malls, entrance doors, exterior wall decorations, floor ceiling and walls shall be included. In the case of buying-right group, two types of factors were found, including conversion deposits (㎡_ln) and sales authorization rights, and the identified factors greatly affected their rights. And more determinants came from those who want to sell their rights and they will want higher payouts. If this recognizes the difference in the determining factors of the premium by stakeholders, it will be able to narrow the difference in the premium that the two stakeholders consider when calculating the premium.
