영문 초록

The value of house as commodity will be ideal if it is determined at the equilibrium point between demand and supply, and that will be possible when its appraisal bases on its real utility. Thus, the governing power of its living convenience to the value has to be recovered against the impact of speculative factors. This paper amis to analyze the degree of consistency or difference between the market price and real utility of apartment house using multivariate statistical analysis and multi-dimensional living environmental indicators which can decribe the real utility of apartment. The utility is measured both in the concept of average distance to the major living environmental facilities such as park, school, station, hospitals, etc, and in the indices related to the apartment site itself such as total number of apartment within same site, average size, and so on. The most powerful descriptor variables appear to be the average distance to general hospitals with the explaining power of 45.5%, the passing frequency of mass transit bus of 12.34%, total number of apartment of 8.23%, and the average area ratio of bed rooms within apartment of 6.03% as a result of multiple descrimnant analysis. The utility index for indivisual site calculated by the multiple regression model composed of the above 4 variabes shows that it has the predictive power of at least 80% among the most expensive upper 10 apartment sites.
