영문 초록

This paper analyes the effects of interest rate regulation on the supply of mortgages in the Korean mortgage market. I find that the rate ceiling on the mortgage loan has adverse effects on the supply of housing finance. In addition, the lack of adequate supply of mortgages leads to credit rationing in the mortgage market. Furthermore, the increasing market interest increases the opportunity costs of financial institutions and decreases the supply of mortgage. In order to handle the excessive demand for mortgages, it is recommended that Government lift the rate ceiling on the mortgage loan and adopt the secondary mortgage market.
