공동체의식과 주거환경이 주거이동에 미치는 영향에 관한 실증분석

국문 초록

시민의 주거이동 요인은 다양하지만 대표적인 것은 주택과 주거환경 그리고 공동체 요인일 것이라는 가설과 두 요인 중 어느 요인이 더 크게 작용할 것인가라는 의문에서 본 연구는 이루어졌다. 분석결과는 다음과 같다. 탐색적·기술적 통계분석결과 마을에 대한 인지와 애착심 그리고 신뢰, 공동체 의식과 공동체 활동 등이 높을수록 주거이동의향이 낮고, 현 주거지에서 계속 거주하려는 성향이 높은 것을 알 수 있었다. 또한 주택과 주거환경 만족도 높을수록 주거이동 의향이 낮고 계속적으로 거주하는 의향은 높은 것으로 분석되었다. 특히, 2가지 요인 중 어느 요인이 주거이동에 더 많은 영향을 주는가를 회귀분석 한 결과, 주거환경 요인보다 공동체 요인이 더 많은 영향을 주는 것으로 분석되었다. 분석결과는 공동체 의식의 중요성을 다시 한 번 생각하게 한다. 최근 정부가 마을만들기나 도시재생사업 추진에서 공동체를 강조하는 것도 같은 이유일 것이다. 이에, 정부가 추진하는 마을만들기와 도시재생사업은 공동체 의식을 높일 수 있는 방향에서 이루어 져야 할 것이다. 그리고 공동체에 대한 주민의 관심과 참여를 높이기 위해서는 마을만들기 콘텐츠 역시 복지, 문화예술, 교육 등 관심이 높은 분야에서 시작하고, 그 이후 일자리 창출 등과 연계되는 것이 바람직할 것이다.

영문 초록

This study has been conducted based on the hypothesis that even the causes of citizen’s residential mobility vary, the most key factors would be the residential environment and the consciousness of belonging to community. Furthermore, research was done from a question that which of two factors would be more influential to residential mobility. The results are as follows. According to descriptive analysis, the higher awareness of the village, attachment and trust, consciousness of belonging to community, and community activity, the lower the tendency to move and the higher the intention to continue staying at current residence. Also, as being satisfied with the house and residential environment, people are reluctant to leave and willing to stay at current residence. Especially, according to regression results, it seems that community factors have more impact than residential environment factors. This result reminds us of the importance of community belongings. This is why the government recently emphasis the community when they promote community building and urban regeneration business. Therefore, the government’s community building and urban regeneration must be done in a way that increases the community belongings. Also, to arouse resident’s interest and participation, community building has to start in areas of high interest, such as welfare, culture and arts, education, and after that, it would be desirable to be linked to job creation.
