지방도시내 KTX 역세권으로의 주거이동 특성

국문 초록

이 연구는 저출산, 고령화로 지방도시 인구가 감소하는 상황에서 철도가 개통된 지방도시의 지역 내 주거이동이 역세권지역에 집중되는 현상에 주목하여 그 요인을 규명하는 것이 목적이다. 연구대상은 KTX 천안아산역 주변의 역세권개발이 완료된 천안시이며, 2001년~2019년까지 통계청의 국내인구이동 통계자료를 활용하여 지역 내 주거이동 현황을 분석하고 역세권지역 거주자를 대상으로 주거이동 결정요인 및 만족도 등에 관한 설문을 실시하였다. 분석결과 2001년~2019년 지역 내 주거이동 현황은 역세권으로 집중되는 현상이 뚜렷이 나타났으며 주거이전 동기는 연령, 점유형태, 직업, 통근지역에 따라 유의한 차이가 있었다. 또한 이전을 결정할 때 역세권이라는 점이 영향을 미쳤으며, 주택가격 상승 등 경제적 요인보다는 입지, 교통적 편리성이 결정 요인인 것으로 나타났다. 그리고 역세권 거주자들은 향후에도 주거를 이전할 경우 역세권에 거주하기를 희망하는 것으로 나타났는데 그 이유는 역세권지역이 입지, 경제, 교통적 측면에서 다른 지역보다 주거가치가 높기 때문이었다. 수도권과 비수도권의 불균등이 심화되고 있는 상황에서 지방도시의 인구유출을 막기 위해서는 지역 주민의 주거욕구를 만족시킬 수 있는 주거지를 지속적으로 확보해야 한다. 이를 위해서는 신규 택지개발 사업을 통한 도시의 외연적 확장보다는 철도건설로 교통기반이 확보된 철도역 주변에 상업, 교통, 문화 등 편익시설을 집약시켜 역세권을 지역의 핵심지역으로 성장시켜 도시의 경쟁력을 확보할 필요가 있다

영문 초록

The purpose of this study is to find out why residential movements in local cities are concentrated in station influence areas at a time when the population of provincial cities is decreasing due to low birth rates and aging population. The subject of research is Cheonan City, which has completed the development of station influence area. From 2001 to 2019, the status of residential movements in the area was analyzed and surveyed for residents in the station area. As a result, residential mobility in the area is clearly concentrated in the station area, and the reason for the relocation is that the station area has higher residential value in terms of location, economy and transportation than other residential areas. In addition, residents of the station area hope to live in the station area in the future. According to the results of the study, in order to prevent the outflow of population from provincial cities, it is necessary to secure the competitiveness of the city by integrating convenience facilities such as commerce, transportation and culture around railway stations, which have a transportation base, rather than confirming the city s external conditions such as new housing site development.
