국문 초록

본 연구에서는 부동산중개업 종사자를 대상으로 부동산업 종사자의 전문성 인식에 대한 주관적 개념을 Q방법론을 적용하여 실증분석 하였다. 본 연구는 부동산중개업 종사자중 공인중개사 자격을 취득한 전문가 집단을 P표본으로하여 모든 유형에서 대표 인식유형이 AU(자율성)가 나와 능숙자(competent) 이상에 발달단계에 위치하는 것으로 보인다. Q방법론을 이용한 주관적 인식에 대해서 분석한 결과, 1유형은 ‘협력’ 추구형, 2유형은 ‘자립’ 추구형, 3유형은 ‘이상실현’ 추구형, 4유형은 경험 추구형, 5유형은 활동 추구형으로 유형화 되었다. 본 연구는 부동산중개업 종사자중 공인중개사 자격을 취득한 전문가 집단을 P표본으로 하여 모든 유형에서 대표 인식유형으로 AU(자율성)이 나타났고 대부분 유형에서 PO(전문조직화 : 네트워크)가 나타나는 것을 볼 수 있다. AU(자율성)이 대표적 유형 특성으로 나오는 것은 부동산중개업이 개인 위주의 개업공인중개사로 영세성을 뛰는 것을 볼 수 있다. 또한, PO(전문조직화 : 네트워크)를 통해 중개업무를 세분화하고 중개업과 연관된 업무 등을 겸업하여 보다 경쟁력을 높혀 나가야 하는 것을 보여주는 것이다. 본 연구는 부동산중개업 종사자의 전문성 인식을 유형화하여 그 특성을 파악하여, 이를 바탕으로 부동산중개업 종사자의 전문성 인식을 이해하는 기초자료로 제공함으로써 부동산중개업 종사자의 전문성 향상을 위한 정책적 함의를 제공하였다. 연구결과를 일반화하기는 어렵지만 후속연구를 통해 전문가 척도에 맞춘 정량적 조사를 하여 전문성을 규명하는 연구가 필요하다.

영문 초록

This.study empirically analyzed the subjective concept of real estate industry workers perception of expertise by applying the Q methodology to real estate brokerage workers. In this study, a group of experts who acquired real estate brokerage qualifications among real estate brokerage experts was used as a P sample, and all representative recognition types were AU(autonomy) , showing the position of development stage rather than skilled manpower. As a result of subjective perception analysis using the Q methodology, type 1 is classified into cooperation pursuit type, type 2 self-reliance pursuit type, type 3 or more pursuing realization type, type 4 experience pursuit type, and type 5 activity pursuit type. In this study, among real estate brokerage experts, the group of experts who received real estate broker certification was P sample, AU(autonomy) was represented as a representative recognition type in all types, and PO(professional organization: network) was appeared in most types. AU(autonomy) appears as a representative tangible characteristic, and it can be seen that the real estate brokerage business is playing a small role as an individual-centered professional broker. It also shows that it is necessary to further strengthen competitiveness by subdividing the brokerage business through PO(professional organization: network) and performing tasks related to the brokerage business. This study categorizes real estate brokerage workers professionalism perception, identifies their characteristics, and provides them as basic data for understanding real estate brokerage workers professionalism perceptions, providing policy implications for improving the professionalism of real estate brokerage workers. Although it is difficult to generalize the findings of the study, it is necessary to conduct a quantitative survey tailored to the professional scale with follow-up studies to identify the expertise.
