도시재생사업과정에서의 젠트리피케이션 정량화를 위한 지표개발 연구

국문 초록

이 연구는 도시재생사업과정에서 발생 가능한 젠트리피케이션을 정량화하여 도시재생사업 진행 과정에서 활용할 수 있는 정량적인 젠트리피케이션 측정지표 개발을 목적으로 한다. 이를 위해 총 3단계의 분석 프로세스를 진행하였고, 젠트리피케이션 정도를 정량화 할 수 있는 지표를 발굴하였다. 연구결과 최종적으로 확정된 젠트리피케이션 측정지표는 물리적 영역의 3개 지표(건축물 노후도, 토지소유현황, 공실률), 경제적 영역의 7개 지표(지가변동률, 임대료, 매출액, 사업체수 변화 추이, 업종별 변화 추이, 종사자수 변화 추이, 종사자 규모 변화 추이), 사회적 영역의 3개 지표(인구수, 유동인구, 전입전출)이다. 해당영역별 지표의 중요도를 도출한 결과 유형별 중요도는 물리적 지표 0.24, 경제적 지표 0.45, 사회적 지표 0.31로 경제적(0.45)>사회적(0.31)>물리적(0.24) 순으로 분석되었다. 연구결과를 바탕으로 도시재생사업 추진과정에서 젠트리피케이션이 발생하는 지역을 상시 모니터링하고 필요 시 적절한 정책적 수단을 강구하는 등 문제해결에 기여할 수 있는 정량적 성과로 활용될 수 있기를 기대한다.

영문 초록

This study aims to develop quantitative gentrification measurement index that can be utilized in urban regeneration business process by quantifying gentrification that can occur in urban regeneration business process. To this end, a three-step analysis process was conducted, and indicators were identified to quantify the degree of gentrification. The final results of the gentrification measurement indicators are three indicators (Building age, Land ownership status, Vacancy rate) in the physical area, seven indicators(Land price change rate, Rent fee, Sales, Change in Number of Businesses, Trends of Changes by Industry, A change in the number of workers, Change in Employee Scale) in the economic area, and three indicators (Number of people, Floating population, Transfer and transfer) in the social area. The importance of each type of indicator was analyzed in the order of economic (0.45)>social(0.31)>physical (0.24) with physical indicators of 0.24, economic indicators of 0.45, and social indicators of 0.31. Based on the research results, it is expected that it can be used as a quantitative result that can contribute to problem solving by constantly monitoring the areas where gentrification occurs in the rocess of urban regeneration projects and taking appropriate policy measures when necessary.
