국문 초록

본 연구는 최근 증가하는 개인투자자의 해외부동산 투자의 선호요인을 분석하는 것을 목적으로 진행되었다. 총633건의 사례를 수집하고 베트남 하노이시 아파트의 투자선호요인을 이항로지스틱 회귀분석으로 분석한 결과는 다음과 같다. 첫째, 부동산특성 변수 중 투자확정에 긍정적 요인은 단지규모, 외국인비율이며, 부정적 요인은 ln거래단가, 층수, 편의시설 접근 성으로 분석되었다. 특히 고층일수록 투자확정에 부정적인 영향을 미치는 것으로 분석된 결과는 기존의 저층주택 위주의 주거유형에 익숙한 베트남 특유의 문화특성이 반영된 결과로 보인다. 둘째, 거래특성 변수 중 해외투자경험은 투자확정에 긍정적 요인으로, 대출비율과 환율은 부정적 요인으로 나타났다. 또한 분석에 투입된 전체 설명변수 중 해외투자경험은(exp=2.537) 투자확정에 가장 영향력 있는 변수로 분석되었다. 이는 개인투자자의 경우 직관력과 경험에 의존하는 투자가 이루어지고 있음을 보여주는 결과로 추후 관련 정보제공과 분석의 필요성이 있을 것으로 판단된다.

영문 초록

The purpose of this study is to analyze the factors preferred by increasing individual investors in overseas real estates. The binomial logistic regression analysis of 633 cases of apartments in Hanoi Vietnam highlights the following findings on the preferred factors of investment. First, among the variables of real estate characteristics, apartment complex sizes and percentages of foreigners are positive factors in investment decision making, whereas unit prices, number of stories and accessibility to amenities are negative factors. High-rise apartments exert negative effects on investment decision making, which seems attributable to the cultural characteristics unique to Vietnamese people accustomed to low-rise detached houses. Second, among the variables of real estate transaction, investors’ overseas investment experience as positive factor in investment decision making, whereas the loan-to-value ratios and exchange rates are negative factors. Among the explanatory variables analyzed, the overseas investment experience （exp=2.537) has the most substantial effects on investment decision making. This finding suggests individual investors draw on personal intuition and experience in their investment decision making, which warrants the need for in-depth information and analysis.
