아파트 주거만족도의 결정요인에 관한 연구

국문 초록

본 연구는 정부의 국토균형발전을 위한 혁신도시 개발에 따라 조성된 전북혁신도시 거주민을 대상으로 주거 만족의 결정요인과 현거주지에 대한 추천의도를 연구하였다. 혁신도시는 공공기관 임･직원들의 비자발적 이동과 보다 나은 주거지를 찾아 이동한 자발적인 이동이 동시에 어우러진 특수한 지역이라고 할 수 있다. 따라서 전북혁신도시를 대상으로 전주권에서의 이주자와 수도권에서의 이주자(주로 공공기관 임･직원) 두 집단으로 나누어 그동안 서로 다른 지역에서 생활했던 주민에 따라 주거만족도에 차이가 있는지, 또 주거만족에 따른 타인에게 이주 추천의도가 있는지를 관련지어 연구를 진행하였다. 이주 전 생활지역에 따라 주거만족도가 달랐으며, 주거만족도에 따른 추천의도는 관련이 있었다. 구조방정식을 통한 분석결과 주거만족도에 의한 추천의도 계수 값이 0.575 로, 전북혁신도시의 주거만족에 따른 추천의도가 매우 높게 나왔다. 또 공공기관 임･직원의 만족도는 다소 떨어져 같은 환경을 접하면서도 두 지역 주민들의 주거만족도에 차이가 있었으며, 거주유형으로는 자가입주자의 만족도가 임대입주가보다 높았다.

영문 초록

The purpose of this study is to investigate the predisposing factors of the residents’ housing satisfaction and their intention of the recommendation of Jeonbuk Innovation City, proceeded by the plan in accordance with balanced national development of the government. To do this, the residents are divided into two groups. One group is involuntary migrants of residents moved from Seoul Metropolitan area( i.e. public institution’s employees ) and the other group is voluntary migrants of the residents moved from Jeonju area. This study focuses whether the satisfaction is affected by the residents’ former residential area and whether their satisfaction affects their recommendation on the housing. This study shows that each group’s satisfaction is affected by their former residential area and that recommendation on the housing is highly related with the housing satisfaction. According to the result of the analysis through structure equation modeling, the coefficient of the intention of recommendation on the housing with the housing satisfaction of Jeonbuk Innovation City is very high as 0.575. The value of the housing satisfaction of the residents moved from Seoul Metropolitan area is a little lower than that of the residents moved from Jeonju area although they live under the same housing environment. And the value of the housing satisfaction of residents living in their own house is higher than that of residents in rent house.
