영문 초록

Flatted Factory Building (FFB) is the way to solve the location of factories in large cities in respect to the small enterprises, and contributes to activate the economy of community. FFB started to be made institutionally and constructed since 1989 in Korea. Since then, FFB have been spotlighted for the way of city policy and industrial location policy and is being expected to be more important. In the light of these importance, I tried to analyze the effects of FFB in respect to the communal economy. The effects are divided into four sections; the effect of enforcing the local companies` competence, local employment, enforcing the local financial basis, increasing the efficient use of land. Among these, I focused on the effects of increasing local company production and easing the shortage of manpower. The result is that the productivity of companies located in FFB is reported higher than the entire manufacturing. This means that the companies in FFB benefits from being gathered by any form. Regarding the manpower problem, FFB was expected to utilize the manpower of large cities from its great location, to ease the shortage of manpower by the short distance between workplace and house. But it proved to be less effective. By these results, in the future, FFB should be built in group, not in individual locational scale to increase the productivity of the company in FFB. By doing so, the network among the companies in FFB would be enforced.
