국문 초록

최근 광범위하고도 급속하게 전개되고 있는 경영혁신 및 기술진보는 부동산중개분야를 급격하게 변모시키고 있다. 일반경영에서 도입한 품질경경운동은 중개서비스 분야에 전문틈새시장기회를 제공하고 있고, 기업의 비핵심영역 아웃소싱 추세와 맞물려 전통적인 중개업무 이외에 포괄부동산서비스 제공기회를 부여하고 있다. 그리고 중개서비스 품질개선 수단의 하나로서 정보화가 기능하고 있다. 주된 이유는 정보화 과정이 기본적으로 정보의 비대칭성을 해소하여 고객의 정보접근성 강화와 더불어 중개과정의 투명성을 제고하고, 중개과정의 자동화를 통해 서비스제공 주체들 사이의 경쟁을 강화하여 서비스품질 향상을 가져오기 때문이다. 본 논문에서는 먼저 외국의 부동산중개서비스 품질혁신운동 동향 및 정보통신기술의 발전이 중개분야에 미치는 영향을 살펴본다. 다음으로 우리나라 부동산거래시장에서 가장 큰 문제 중의 하나인 불법 부동산중개 사례를 분석한다. 그리고 이러한 불법거래 및 중개를 줄이고 거래서비스의 품질과 투명성을 제고할 수 있는 방안으로서 부동산정보화체계 구축방안에 대해서 검토한다. 우리나라의 부동산 거래시장 정비 및 중개서비스 향상을 위해서는 품질개선운동과 정보화 개념을 중심축으로 삼을 필요가 있다는 것을 제시한다.

영문 초록

This study is an analysis of brokerage service quality improvements based on IT and property-related information management system. Over the last decade the market for real estate transaction and brokerage services has experienced many significant changes. One of the important changes is the Total Quality Management application in the real estate brokerage service. The need to accomodate service quality movements is particularly relevant in the real estate brokerage industry where the business environment is constantly changing due to increased competition and technological advancements, such as internet-based service. Another important change is information technology. The rise and diffusion of new information technology is likely to bring about the restructuring of service delivery system and transaction skills, compensation system to the brokerage industry. The heightened competition among firms will lead inevitably to fee-for-service pricing as cost-conscious consumers seek to purchase only the services that they need. And the integration of real estate brokerage into the networks of large service firms becomes the new reality. There will always be a role for the small local firm protected by a close knit trade association, but to compete they will have to be efficiently managed and stake out a defined market niche. Contrary to the advanced trends of global brokerage services, Korean brokerage market is still dominated by illegal transaction and opaque glass. So it need to construct the comprehensive real estate information management system based on Business Process Reengineering and Information Strategic Planning to heighten market transparency and service quality.
