노상추(1746∼1829)의 토지 매매정보 수집과 매매활동

국문 초록

이 논문은 개인의 경제생활 중 토지매매와 관련하여 토지 매매 정보의 수집과 이를 통한 매매활동의 실태를 일기 자료를 활용하여 추적했다. 연구 결과는 토지 매매시장의 성장과 매매활동의 변화 규명을 통해 조선후기 경제 환경의 변화를 규명하는데 기여한다. 분석 자료는 노상추(1746∼1829)가 1763∼1829년 동안 작성한 『노상추 일기』이다. 그의 일기에는 곡물을 비롯한 생필품에 대한 물가와 경제생활 관련 기록이 산재하고 있으며, 이들 기록 중 토지와 관련한 매매정보의 수집과 이를 활용한 매매활동도 있다. 일기 기록을 토대로 노상추가 주변에서 발생한 토지매매 내용을 수집한 사실과 19세기 초 일기에서 ‘居間’과 ‘居間人’의 실제를 확인했다. 이러한 매매정보의 유통 환경에서 거간인의 존재를 활용하여 노상추는 토지매매 시장의 매매동향을 파악했다. 노상추가 매매활동에 있어서도 시장의 매매정보에 대한 수집을 토대로 매매물에 대한 흥정, 매매명문 작성, 그리고 매득물에 대한 확인을 실시하고 있었다. 뿐만 아니라 매득 토지와 관련한 분쟁이 발생했을 경우에도 매매명문을 토대로 적극적인 소유권 수호 활동을 전개했다. 연구 성과는 토지매매명문의 작성에 앞서 정보 수집, 흥정, 매매물 확인이라는 일련의 과정이 존재하는 사실을 밝혀 매매양상과 매매관행의 변화 연구에 기여하는 것은 물론, 19세기 초 居間 행위와 居間人이 존재하고 있는 실태를 규명하여 이 시기 토지매매 시장의 전개 양상의 일면을 규명했다.

영문 초록

This article explores the circulation of land information for dealing and trading. The main archive is a diary written by Noh Sang-Choo (1746-1829), which covers a period from 1763 to 1829. No Sang-Choo recorded daily economic notes, like the purchase and sale of crops and other daily necessities, and he collected land information for dealing as well. Two main factors are analysed: the existence of agents and the detailed process of making contract documents. Of note, the former appeared only in diary entries from the nineteenth century. Purchasers acquired articles for sale by themselves or through elite Yangban, a wealthy class of nobility, who could take his role over his servants (slaves), who were called Su-noh (head servant) or Cha-noh (chosen servant) in the eighteenth century. These servants (slaves) made a contract instead of their owner before eighteenth century; however, they did not organize land information and dealing. Another discovery from this diary, written from 1763 to 1829, reveals that writing a contract takes several steps: purchasers had to collect information, bargain and investigate the rice paddies and dry fields they wanted. This content provides an opportunity to examine written contracts in detail, including the location of land, the context of sale, and other market considerations for land dealing in relation to the agent. This research reveals the state of the land dealing market in the late Choson period, improving the market lead to changing economic life ways in land trading like presence of land dealing agents.
