국문 초록

행동재무학적 관점에서 국내 부동산 시장은 mispricing이 형성될 수 있는 조건이 갖춰진 것으로 판단할 수 있다. 이에, 본 연구는 기존에 주요하게 다뤄지지 않았던 오피스 시장에 대한 투자심리의 영향을 확인하고자 한다. Capitalization rate(이하 Cap rate)는 오피스 부동산 시장의 상황을 나타내는 지표이자 투자자 의사결정에 필요한 투자지표로 이용됨에 따라 본 연구의 주요한 분석 자료로, 서울시 Cap rate를 사용하였다. 또한, 한국은행을 통해 발표되는 심리지수를 합리적 (rational) 심리와 비합리적(irrational) 심리로 구분하는 심리분해방법을 수행하였다. 심리지수와 거시경제지표를 이용한 OLS분석을 통해, 거시경제지표를 통해 추정된 추정치를 합리적 심리, 거 시경제지표가 설명하지 못하는 잔차를 비합리적 심리로 정의하였다. 최종적으로 본 연구에서는 Cap rate와 합리적 심리, 비합리적 심리의 동태적 관계를 분석하기 위해 VECM(Vector Error Correction Model)을 이용해 분석한다. 분석결과 본 연구에서 사용한 심리지표 중, CSI와 ESI는 cap rate에 유의한 영향을 미치는 것으로 나타났으며, 세 가지 지표 모두, cap rate가 심리에 미치는 영향을 확인할 수 있었다.

영문 초록

From the viewpoint of behavioral finance, it can be judged that the domestic real estate market is equipped with conditions that can form mispricing. Therefore, this study seeks to examine the impact of investment sentiment on the office market, which has not been discussed before. The capitalization rate (Cap rate) is used as an indicator of the situation in the office real estate market and as an investment indicator for investor decision making. In addition, psychological decomposition method which divides psychological index announced by the Bank of Korea into rational psychological and irrational psychological psychology was performed. An OLS analysis using psychological and macroeconomic indicators defined rational psychological estimates of estimates from macroeconomic indicators, and residuals that macroeconomic indicators could not explain. Finally, in this study, we analyze VECM (Vector Error Correction Model) to analyze the dynamic relationship between Cap rate, rational psychological and irrational psychology. The results of this study showed that CSI and ESI had significant effects on cap rate and psychological effect of cap rate on all three indicators.
