국문 초록

캄보디아의 문화적, 경제적 배경을 바탕으로, 본 연구는 문화․예식장 개발 수요에 관련된 물리적 요인을 검토․분석한다. 즉 문화․예식장 개발의 수요는 인구의 변화, 가계수입의 변화, 토지가격의 변화, 관광객수의 변화, 예식 의상 및 음식, 주차장과 교통 요인, 건축 및 운영 비용, 경제적 타당성 요인으로 설명되는 물리적 요인 외에 결혼문화 요인, 외국인 투자의 법적․행정적 지원 요인의 물리적 개발 지원요인이 영향을 미친다고 가정한다. 연구방법은 개발 수요와 물리적 요인 또는 관련 지원 요인과의 관계를 기존 문헌과 데이터를 통하여 검토하여 보고 물리적 요인에 대한 경제적 효과를 검토하여 봄으로써 개발의 타당성을 입증하여 보려한다. 즉 종속변수에 독립변수의 영향 정도를 이미 연구된 문헌을 통하여 가늠하여 보고 이를 바탕으로 도시 주변 부지에 건물 개발 사례를 상정하여 Pro Forma 테스트로 분석하여 경제적 타당성 여부를 검토하고 물리적 개발에 직접적으로 관련된 행정지원 요인을 검토한다.

영문 초록

This research is to examine factors that affect physical demands for cultural facilities and wedding hall construction such as population increase, income increase, land and housing price increase, tourist increase, cloth and food for wedding, transportation system including parking lots, construction and operating fees, economic feasibility, social system for wedding, and legal and administrative factors for foreigner s investment. Even though wedding ceremonies are held about 12,000 times in Phnom Penh every year, there are only about 20 facilities appropriate for the ceremony. Among 1,565,400 tourists expected to visit Phnom Penh in 2010, 85% wants to survey and experience historical and cultural elements, but there are few theaters for performing cultural inheritance such as operas. These aspects indicates that there are big demands for developing culture centers and wedding halls. The factor that affect development demands is explosive population growth. People in their age of 15-24, who are in the marriageable age, covers 15-18% of the whole population. The demands can also be increased by the expectancy of rise of real-estate price and luxurious wedding culture. It is also found that it is costeffective, 36% yield compared to selling amounts for their construction and operating projects, respectively.
