2인 가구 가구원수 증감에 따른 주거이동 특성 분석

국문 초록

본 연구는 향후 급격한 가구 수의 증가가 예상되는 소형가구 중 연구의 축적이 상대적으로 적은 2인 가구의 주거이동에 대한 분석이며 가구원수 변경에 따라 2인 가구에서 파생되는 1인 및 3인 가구의 주거이동시점 및 면적변화에 대한 연구이다. 선행연구의 대분이 전체가구에 대한 주거이동 특성 및 주거이동의 원인에 집중한 것과 달리 가구원수별 하위시장인 2인 가구의 가구원수 변경확률과 그로 인한 주거이동 시점 및 면적수요 변화를 밝혀보려 하였다. 15년간의 패널자료를 활용한 분석결과 2인 가구는 가구원수 증감에 의하여 1인 및 3인 가구로 파생되어 2인 가구 최종 생존율은 38%였으며 2인 가구에서 파생된 가구는 수요면적 조정을 위한 주거이동을 하지만 유형별로 주거이동생존율은 차이가 발생하였다. 특히청년부부 가구는 가구원수 증가시점으로부터 주거이동까지의 기간이 상대적으로 짧고83㎡ 내외의 면적으로 이동하는 것으로 파악되었고 노인부부 및 편부모 가구에서 분화되는 1인 가구는 가구원수가 감소하지만 주거이동시 면적수요는 증가하였다. 이는 이들 가구가 청년 1인 가구와는 다른 면적수요 계층임을 알 수 있게 하는 부분이다. 아울러 2인 가구에서 분화되는 1인 노인 가구는 50% 이상이 주거이동을 하지 않았고 점진적인 주거이동을 하더라도 면적이 줄지 않아 독거노인의 주거면적 다운사이징 경향이 낮은 것으로 나타났다.

영문 초록

This study is an analysis of the residential mobility of two-person households that the accumulation of research is relatively rare among the small households the rapid increase in the number is expected in the future. Also, it is a study on the moving time and change of the residential area for one or three - person households derived from two-person households. Compared to most of the previous researches focused on the causes of residential mobility for all households this study is to clarify the change of the consumption area of the households derived from two - person households. As a result of analysis using 15 years panel data, the two-person households continued to increase or decrease their number of households. And households with one or three people have steadily moved to adjust the demand area. Especially, it is understood that the period from the increase of the number of households to the residential movement is relatively short for young couple s households and moves to the area of about 25 pyung. Meanwhile the one-person households divided from the elderly couple and single parents decreased in the number of households but the demand of the area increased. This could imply that these households are different from the young one-person household in the area consumption. In addition, more than 50% of the elderly living alone differentiated from the two-person households did not change the residential location, and even if they moved, the area did not decrease.
