국문 초록

2000년 이후 세계적으로 가구 구조는 급격히 변화하고 있으며, 특히 1인 가구의 증가 속도가 뚜렷하다. 따라서 본 연구에서는 서울시 1인 가구 요인별 특성과 주택형태와의 인과관계를 분석해 보고자 한다. 연구결과는 다음과 같다. 첫째, 1인 가구 특성을 인적요인, 경제적 요인, 입지적 요인으로 구분하여 분석 변수를 선정하였으며, 분석기법은 변수의 특성을 반영하여 교차분석, 분산분석(ANOVA), 로지스틱회귀분석을 실시하였다. 둘째, 1인 가구 특성을 나타내는 개별 변수들과 특성별 차이의 존재 여부를 알아보기위해 교차분석과 ANOVA을 실시한 결과 5%의 검정기준으로 인구적 요인의 성별과 입지적 요인의 대중교통, 대중교통거리, 통근시간을 제외한 모든 변수가 통계적으로 유의한 차이를 보였다. 셋째, 1인 가구 특성이 주택형태에 미치는 영향관계를 분석하기 위하여 다중 로지스틱 분석을 통한 확률을 분석하였다. 최우추정방법(Maximum Likelihood Estimation)을 사용하였으며, 우도비 검정통계량(LRT ; Log Likelihood Rate Test)검정으로 독립변수가 종속변수를 설명하는 데 중요한 영향력이 있음을 알 수 있다. Cox and Snell？？R？？ 값과 Nagelkerke R？斂さ？ 반응변수의 변동 정도를 기준 이상으로 설명하고 있다. Pearson의 적합도와 p값도 비교적 적합한 것으로 볼 수 있다. 공차한계와 VIF값도 다중공선성의 문제가 없다. 즉 1인 가구 특성으로 선정한 독립변수와 종속변수는 유의미한 영향관계를 도출하였다. 향후 1인 가구 주택 수급에 다양한 함의를 제공할 것으로 기대 한다.

영문 초록

As a result, in this research, it is intended to analyze the causal relationship between the special characteristics by factor of the 1-person households in Seoul City and the forms of the housings.The results of the research are the following. First, the analysis variables were selected by classifying the special characteristics of the 1-person households into the human factors, economic factors, locational factors. Second, in order to find out whether or not there exist the individual variables that show the special characteristics of the 1-person households and the differences by special characteristic, a cross analysis and an ANOVA were carried out.As a result, all the variables excluding the gender of the population factor and the public transportation, the distance of the public transportation, and the commuting time of the locational factor showed the statistically significant differences. Third, in order to analyze the influences of the special characteristics of the 1-personl households on the forms of the households, the probability was analyzed through the multiple, logistic analysis.The Maximum Likelihood Estimation was used. through the likelihood ration test, we can find out that there is an important influence in an independent variable explaining a dependent variable. The tolerance limit, and VIF value, too, do not have the multicollinearity problem.Or, in other words, the independent variables and the dependent variables selected with the special characteristics of the 1-person households drew the significant influences.
