공인중개사과다배출이 부동산중개업경영난에 미치는 영향

국문 초록

본 연구는 공인중개사과다배출이 부동산중개업경영난에 미치는 영향에 대해서 그 원인과 해결방안을 현업에 종사하는 개업공인중개사들을 대상으로 설문조사를 통해 연구했으며, 연구한 결과는 다음과 같다. 첫째, 공인중개사 과다배출의 가장 큰 이유는 시험문제 출제 방식이 상대평가가 아니고 절대평가 방식이기 때문이며, 공인중개사 과다배출의 해소 방법의 하나로 시험과목을 조정해야 한다면 부동산컨설팅과목을 추가해야 한다는 것이다. 둘째, 특히 공인중개사 과다배출의 해소방법으로 시험실시 전 국토부에서 인원을 확정하는 최소선발인원제를 도입해서 공인중개사의 과다배출문제를 해결해야 한다는 점이다.셋째, 개업공인중개사의 경영난이 발생하는 근본적인 이유는 개업공인중개사의 수가 많기 때문이라는 점이며, 개업공인중개사의 경영난을 해결하기 위한 가장 좋은 방법은 과다 배출되는 공인중개사 합격자 수를 대폭 줄여야 한다는 점이다. 결론적으로, 개업공인중개사들의 경영난은 공인중개사 합격자수가 너무나 많기 때문이며 이로 인해서 개업공인중개사 수가 많아지기 때문에 개업공인중개사의 경영난이 발생하는 게 가장 근본적인 이유라는 점이 밝혀졌다. 따라서 개업공인중개사들의 경영난을 해소하기 위한 가장 근본적인 해결방법은 공인중개사의 과다배출을 막을 수 있는 법률과 정책이 이루어 져야 한다는 점이 밝혀졌다.

영문 초록

The purpose of this study is empirically to investigate the effects of excessive emissions on the real estate brokerage business through questionnaires. The results of the study are as follows. The biggest reason for the excessive emissions of certified realtors is absolute evaluation method rather than relative evaluation of the examination methods, and if we have to adjust the exam courses, we should add real estate consulting subject. In particular, it is necessary to solve the problem of excessive emissions of certified realtors by adopting the minimum selection system which confirms the number of successful candidates in the Minister of Land, Infrastructure and Transport(MOLIT) before the test, The main reason for the difficulties in management brokage of the opened realtors is due to the large number of the opened realtors, and the best way to solve the difficulties in management brokage of the opened realtors is to reduce the number of successful candidates who are over-discharged. In conclusion, it is revealed that the reason for the difficulties in management brokage of the opened realtors is due to the fact that the number of successful candidates is too many, and the most fundamental solution for resolving the difficulties in management brokage of the opened realtors is found to be that laws and policies should be implemented to prevent the excessive emissions of certified realtors.
