국문 초록

본 연구는 서울 주택구매력지수의 변화가 대표적인 비수도권 거점 도시 중 하나인 전주시 아파트가격에 미치는 효과를 도출하고, 그 의미를 파악하고자 하였다. 분석방법은 사용된 변수들이 시계열적으로 측정된 특성을 고려하여 VECM을 이용하였다. 본 연구결과의 요약과 시사점은 다음과 같다. 첫째, 서울 주택구매력의 변화는 지방 거점도시인 전주시 아파트가격에 영향을 미치는 주요한 변수 중 하나로 나타났는데, 특히, 뒤의 시차에서 크게 영향을 미치는 것으로 나타났다. 즉, 수도권 등의 주택가격이 급등하여 주택투자자들의 수도권 주택시장에 대한 투자여력이 낮아지게 되면, 어느 정도 시차를 두고 상대적으로 가격 메리트가 높아지는 지방 거점도시 아파트시장에 관심을 가지는 것으로 해석된다. 둘째, 인구의 변화가 전주시 아파트가격에 가장 큰 영향을 미치는 것으로 나타났다. 마지막으로, 서울 및 수도권 주택가격에 관한 연구결과와 다르게 총통화량, 경제성장 그리고 소비자물가지수 등 주요 거시경제환경의 변화가 전주시 주택가격에 큰 영향을 미치지 않는 것으로 나타났다. 이러한 결과는 수도권과 비교하여 주택가격 수준이 매우 낮아 투자재 혹은 인플레이션 헷지로서의 메리트가 높지 않기 때문으로 판단된다.

영문 초록

This study attempted to derive the effect of changes in the Seoul Housing Purchasing Power Index on apartment prices in Jeonju, one of the representative non-metropolitan base cities, and to understand its meaning. The analysis method used VECM in consideration of the characteristics of the variables measured in time series. The summary and implications of the results of this study are as follows. First, the change in housing purchasing power in Seoul was found to be one of the main variables affecting apartment prices in Jeonju, a local hub city, and in particular, it was found to have a significant impact on the lag behind. In other words, if housing prices in the Seoul metropolitan area soar and housing investors' ability to invest in the Seoul metropolitan housing market decreases, it is interpreted that they are interested in the apartment market in local hub cities with relatively high price advantages over some time difference. Second, it was found that the change in the population had the greatest effect on apartment prices in Jeonju. Finally, unlike research results on housing prices in Seoul and the metropolitan area, changes in major macroeconomic environments such as total currency, economic growth, and consumer price index did not significantly affect housing prices in Jeonju. This result is judged to be because the level of housing prices is very low compared to the metropolitan area, and the merit as an investment good or an inflation hedge is not high.
