국문 초록

도시쇠퇴지역의 기준과 이에 따른 빈집 현황을 비교 및 분석하여 도시쇠퇴지역과 빈집의 상관성을 분석하는 것이 본 연구의 목적이다. 이를 위해 본 연구에서는 선행연구를 통해 도시쇠퇴지역 도출을 위한 14개 지표를 도출하였고, 이를 기준으로 대구광역시를 대상으로 지표별 도시쇠퇴의 정도를 분석하였다. 14개의 개별 지표를 종합한 대구광역시 종합 도시쇠퇴 등급 분석 결과를 보면, 도시쇠퇴의 정도가 가장 높은 순으로 1등급 지역이 1.1%, 2등급이 75.9%, 3등급이 14.9%, 4등급이 6.5% 그리고 도시쇠퇴의 정도가 가장 낮은 5등급이 1.5%를 차지하는 것으로 나타났다. 그리고 노령인구, 5년간 인구증감률, 5년간 가구증감률, 인구 천명당 종사자수, 고차산업(서비스) 종사자수, 사업체 증감률, 노후단독주택 그리고 주거불량주택이 빈집분포 비율과 상관성을 보여주는 지표로 나타났다. 또한 대구광역시 종합 도시쇠퇴등급도와 빈집 분포 비율과의 상관성을 종합해 보면, 도시쇠퇴의 정도가 가장 심한 쇠퇴등급지역에 대구광역시 빈집의 77.0%가 분포하고 있는 것으로 나타나 그 상관성에 대한 신뢰성을 보여주었다.

영문 초록

The purpose of this study is to analyze the correlation between urban decline area and abandoned house by comparing the urban decline area and the current state of abandoned house. This study derived 14 indicators for deriving urban decline areas through previous studies, and analyzed the degree of urban decline by indicators in Daegu Metropolitan City. According to the results of the comprehensive urban decline area, the highest degree of urban decline was found in the first grade area with 1.1%, second grade 75.9%, third grade 14.9%, and fourth grade 6.5%. In addition, the 5th grade with the lowest urban decline area accounted for 1.5%. The indicators show that the aged population, five-year population growth rate, five-year household growth rate, the number of workers per thousand population, the number of workers in higher industry (services), the rate of increase in business, the deterioration of old detached house, and the old house are correlated with the percentage of abandoned house distribution. In addition, the correlation between the total urban decline degree and the ratio of abandoned houses in Daegu showed that 77.0% of abandoned houses in Daegu were distributed in the decline area where the urban decline was the most severe.
