영문 초록

In the rental market and the housing market buying and selling, the relationship between each price is explained by the asset market theory primarily. This theory, are defined as capital goods durability of the housing,to understand that the price and production is determined by the royalty of housing services in the capital markets. In addition, we introduce a notion of inferior goods and superiot goods used in economics, It is possible to explain the pricing of the rental market and trading market. Therefore, elucidation of these relationships makes it possible to predict the future and description of the current situation. However in Korea, this relationship to each researcher, is to derive the result of several different. In addition, they had to use most of the same validation method. Therefore, I want to put discrimination in the method of analysis in this study. Using the HP filter to clearly separate the trend and variability.
