헬스케어 리츠 배당수익 결정요인에 관한 연구

국문 초록

우리나라는 출산률의 급격한 감소와 빠른 평균수명의 증가로 고령화가 빠르게 진행되고 있으며 이 때문에 많은 사회 변화가 예상된다. 이러한 변화로 헬스케어산업이 주목받고 있으며 성장성이 기대된다. 필요 부동산의 투자 기회 역시 이에 맞추어 증가할 것이라고 기대되는데, 투자 방법 중 하나가 부동산투자회사(리츠)를 이용한 투자이다. 부동산투자회사를 활용한 헬스케어 리츠는 이미 선진국에는 도입되어 있으나 우리나라는 리츠 시장이 아직 다양화 되지 못하여 생소한 실정이다. 이에 본 연구는 국내리츠 시장의 발전을 위하여 다양한 분야의 리츠의 도입을 논의하고 있는 만큼 선진국에서 활용되고 있는 헬스케어 리츠의 특성을 규명하고자 하였으며 헬스케어 리츠의 배당액과 영향요인과의 관계를 분석하고자 하였다. 이를 위하여 미국 리츠 협회의 자료를 이용하여 다중회귀 분석을 하였고 이를 통하여 배당수익 결정요인을 알아보고자 하였다. 분석의 결과는 다음과 같다. 현황분석결과를 살펴보면 미국의 헬스케어 리츠는 1-2개의 시설 유형에 집중하여 투자하고 있었으며 규모의 성장에 따라 자산의 다각화 전략을 사용하는 경향이 있다. 또한 여러 지역에 투자자산을 분산하나 고령자가 생활하기 적합하고 주 정부의 재정규모가 큰 대형주를 선호하는 경향이 나타났다. 다중회귀분석을 통한 실증분석 결과는 투자한 시설의 수, 고령자 주택과 요양 및 장기 치료시설, 메디컬 오피스 빌딩 순으로 헬스케어 리츠의 배당액에 긍정적인 영향을 미치는 것으로 나타났다. 지역에 대하여는 본사와 대형주가 최대 투자지역이 일치하는 두 가지의 경우 모두 헬스케어 리츠의 배당액이 높아지는 것으로 나타났다. 본 논문의 의의는 지금까지 연구가 미진하였던 헬스케어 리츠에 대한 실증분석을 하였다는 점이며 한국의 리츠 시장이 성숙화 됨에 따라 리츠가 다양한 부문에 투자하게 될 때 헬스케어 리츠 시장의 구성과 투자자 유인요소에 관한 본 연구가 전문 리츠 시장의 정착 및 리츠 시장 활성화에 기여하기를 바란다.

영문 초록

South Korea has been rapidly transformed into an aged society due to low birth rate, coupled with an extended average life expectancy, and thus, changes in many parts of Korean society are expected. These changes have drawn attention to healthcare industry, hence its growth is expected. Accordingly, investment opportunity for those healthcare facilities are also expected to increase and Real Estate Investment Trusts (REITs) is one of it. Healthcare REITs has already been introduced to developed countries whilst it is still in an inchoate state in Korea. Hence, this study discussed the necessity of the introduction of healthcare REITs into Korea in order to develop Korean REITs market and aimed to identify the characteristics of healthcare RETIs. We performed multiple-regression analysis using data from Nareits and analyzed the association between dividends from healthcare REITs and factors affecting them. Descriptive analysis shows that healthcare REITs tend to invest, focusing on 1 or 2 types of facilities and locations and diversify their investment as its size increases. Regression analysis shows that the number of invested facilities, senior housing and long-term care nursing facilities, and medical office building are associated with dividends from healthcare REITs, in order of positivity. The dividends also increases in respect to locations when there is concurrence of investment area of head office and big stocks. This study empirically analyzed healthcare REITs which has not been actively discussed and studied in Korea. This study is expected to be used to diversify and mature Korean REITs market, and thus, contribute to settlement and vitalization of new sector REITs in Korea.
