사회적 자본과 주거환경이 주거만족도에 미치는 영향

국문 초록

본 연구는 서울시 공공임대주택 입주민의 사회적 자본과 주거환경이 주거만족도에 미치는 영향을 도출하는데 그 목적이 있다. 본 연구는 서울도시주택공사가 관리하는 공공임대주택단지 중 총 4개 주거복지단에서 각 2개 센터에 각 30부씩 총 240명에게 2개월간 설문을 하였다. 분석방법으로는 빈도분석, 신뢰도분석, 확인적 요인분석 등을 실시하였다. 실증분석을 토대로 종합적 논의는 다음과 같다. 첫째, 사회적 자본은 주거환경과 주거만족도간의 영향관계에서 매개역할을 함을 확인하였다. 이는 주변환경이나 내부환경보다 입주민간의 신뢰, 네크워크, 규범 등 사회적 자본이 더 중요하게 여겨진다. 둘째, 공공임대주택 입주민의 주거만족도를 향상시키기 위해서는 물리적 환경개선보다는 사회적 자본 즉 입주민간 신뢰, 교류, 커뮤니티, 공동체의식, 법규 등 소프트웨어의 개선이 중요하다.

영문 초록

The purpose of this study is to find the effects of social capital and the residental environment of public rental housing residents on housing satisfaction. This study was a survey two months to collate a total of 240 people in each of 30 eight centers of public rental housing managed by Seoul Housing and Communities Corporation. Analysis was carried out by the frequency analysis, reliability analysis, confirmatory factor analysis. The following discussion is based on a comprehensive empirical analysis. First, social capital has confirmed that a mediating role in the relationship between the affected residential environment and housing satisfaction. This residental is considered to be more important than the surrounding environment and internal environment, trust, networks, social capital, discipline, etc.
