영문 초록

The purpose of this study is to introduce the rational alternatives of zoning system for the enhancement of residential environments in urban area. There are many problems in zoning system in urban planning which deteriorate the urban amenity. The unilateral guidelines which have not relevance to the size and characters of cities for architectural control by the zoning have been invited the uniformed urban landscape and environments. This study suggests some re-establishment direction of zoning system in urban planning areas. First, rational zoning system should be supported by the scientific land use situation survey, holding capacity analysis and classification analysis. Second, it is required that the re-identification of zoning catagories in the land-use planning. Third, for the improvement of mixed land use problems in the residential areas, it is required the subdivision of each zoning class and the sophisticated zoning ordinance which regulate the height, number of stories, the location and use of building, the percentage of lot, the density of population. And fourth, the guidelines relevant to development density by zones should be downed for the residential amenity. Finally, the district planning with development program should be promoted by the incentive zoning system.
