공간통계를 활용한 도시지역 토지가격의 변화분석

국문 초록

본 연구는 국토교통부가 매년 조사ㆍ평가한 표준지공시지가를 이용하여 2004년부터 5년단위로(2009년, 2014년) 서울시 토지가격 수준을 파악하고, 가격의 변화양상을 분석하는 것에 그 목적이 있다. 이를 위해 용도지역별(주거, 상업, 공업)로 표준지공시지가 자료를 구분하고 위치정보와 연결하여 공간분석을 위한 GIS데이터를 구축하였다. 분석방법으로는 공간보간기법 중 크리깅(kriging)을 활용하였으며, 이를 통해 용도별 지가수준과 시계열적 변화를 분석하고, 단위 면적별 공시지가의 평균을 계산하여 Moran's I 값으로 인접지역의 유사성을 분석하였다. 그 결과, 서울시의 대표적 고가(高價) 지역인 강남3구(서초구, 강남구, 송파구)를 중심으로 그 주변지역의 토지가격이 높아지는 것을 확인할 수 있었다.

영문 초록

The purpose of this study is to identify the land price level of Seoul and to analyze the trend of land price changes from 2004 on a five-year basis (2009 and 2014) using Officially Assessed Reference Land Price researched and assessed by the Ministry of Land, Infrastructure and Transport. To achieve the purpose, Officially Assessed Reference Land Price has been classified by land use (residential, commercial and industrial) and linked with location information to establish GIS data for space analysis. For analysis method, Kriging which is one of spatial interpolation techniques has been used. Land price level and time serial changes have been analyzed, the average of publicly notified land price of different unit areas has been calculated, and the similarity of the adjacent area has been analyzed based on Moran; I value. As a result, it was found that as the land price increases in the 3 districts of Gangnam namely Seocho-gu. Gangnam-gu and Songpa-gu which are infamous for high land price in Seoul, the land price of the adjacent area also increases.
