대형마트 개발사업을 위한 부동산 소유와 임차에 따른 재무적 타당성 분석

국문 초록

본 연구는 대형마트 개발사업에 한정하여 매입과 임차별 재무적 타당성 분석을 실시하여 다음과 같은 결과를 얻었다. 부지확보를 위한 부지소유와 임차구도에서 어떠한 리스크에 따라 재무적 성과가 달라지는 지를 분석하여 의사결정 기준으로 제시하였다. 또한 부지소유와 임차경우의 사업성 분석결과를 비교함과 더불어 시나리오 분석방법에서는 매출과 투자비에 따른 사업수지 결과를 예측하여 소유와 임차의 영향력을 보여주었다. 추가적으로 확률론적 재무분석을 통해 주요 사업변수들을 불확실성에 따른 정보를 기반으로 대형마트 개발사업의 재무적 리스크 저감을 도모할 수 있는 대안을 제시하였다.

영문 초록

1. CONTENTS (1) RESEARCH OBJECTIVES This study proposed the methodology to evaluate the financial feasibility of retail discount store development project by two approaches. First, property leasing versus site purchasing and facility construction. Second, it's described the detailed characteristics for the financial analysis between property lease and site purchase and focused on the changes in financial features affected by some risk factors in development process. (2) RESEARCH METHOD The research methodologies for this study are based on two different quantification methods by deterministic analysis, and simulation analysis using Monte Carlo simulation in terms of NPV and IRR. (3) RESEARCH FINDINGS The research findings indicated that the simulation analysis based on Monte Carlo simulation can deliver the critical information to forecast the financial risk considering the variation of deposit and rent fee. 2. RESULTS Comparative analysis in this study regarding real estate ownership and lease is expected to have a implication to not only the commercial development projects but also other types for project planners to have a proper decision in site purchase and lease.
