국문 초록

  건설교통부에서는 개별주택가격을 결정하기위해서 HPAS라는 프로그램을 보급하고 있다. 그러나 HPAS는 지리정보시스템과 연결되어 있지 않다. 따라서 각종 속성정보만을 이용하여 현장조사 및 가격산정을 하고 있는 실정이다. 그리고 각종 추가적인 정보는 문서형태 혹은 엑셀파일 형태로 보관·관리하고 있는 실정이다.
  게다가 실제 개별주택에 대한 현장조사 시 종이도면만을 활용하다보니 현장 조사, 정보입력 및 입력정보의 확인 등에 많은 인건비와 시간 비용을 지불하고 있는 실정이다. 따라서 이러한 문제점을 시정하고 개별주택 현장조사관련 정보의 활용가치를 높이고자 본 연구에서는 지리정보시스템을 적용하여 위치정보와 개별주택의 속성정보를 연계한 시스템을 구축하였다. 방대한 양의 현장조사용 정보를 보다 효율적으로 관리할 수 있는 개별 주택 관련 데이터베이스(지적도면, 수치지형도)를 구축하여 ‘개별주택가격 조사용 시스템’을 개발하였다. 또한 개별주택가격 조사용 시스템을 구축함으로써 해당 건물 이미지 검색, 각종 관련정보 연계, 표준 주택산정 자동화 및 지번ㆍ소유자ㆍ표준주택 검색 등의 기능을 이용하여 다양한 정보화 효과를 창출할 것으로 기대된다.

영문 초록

  Ministry of construction ＆ transportation supplies a government office the HPAS program to decide on the housing price. But the HPAS program is not connected with GIS. with It is the present situation that the relevant data with the compensation and payment is filed and managed in the form of document or Excell. In case of the large volume dam construction, the management of the data about the sinking areas is conducted inefficiently in view of time management and economy through using the administrative manpower and data formating manpower. There is also problem about where and how to keep the data owing to the enormous data. As a result of the raised questions, through constructing the system which is linked with the location information and property information which is relevant to the compensation to increase the applying value of the information about the compensation and apply document management system to the geographic information system, the management system through computerizing for searching the uncompensated areas in appropriate areas and compensation information in the compensated areas is projected. Through constructing geographic information system, it is expected to create various information effects, using the function of the necessary area search for the boundary survey, actual condition survey, uncompensated area search, and re-compensated area search.
