국문 초록

  토지관리 형태는 저차원에서 고차원으로 자연스럽게 이동하고 있지만 3차원의 입체적 관리에 비하여 상대적으로 시간을 기반으로 한 4차원의 토지관리에 대한 관심 및 연구는 미흡한 실정이라 할 수 있다. 따라서 본 연구는 4차원 토지관리의 이론 및 적용 가능한 사례를 검토하여 향후 바람직한 4차원 토지관리의 기반을 형성하는데 목적을 두고 있다. 이러한 연구목적을 달성하기 위하여 연구범위는 토지관리분야로 한정하였고, 조사방법은 문헌조사와 현장조사를 통하여 자료를 수집하였으며, 접근방법은 서술적 접근방법과 비교론적 접근방법을 병용하였다. 연구결과는 다음과 같은 관점에서 도출하였다. 첫째, 4차원 토지관리 이론은 개념, 시간위상, 유용성 차원에서 검토하였다. 둘째, 4차원 토지관리 사례는 동태적 필지경계의 이동, 시분할 공동소유·이용, 시간을 수반으로 한 시설물의 등록 차원에서 검토하였다. 셋째, 4차원 토지관리의 법적·행정적·기술적 한계를 검토하였고 이를 토대로 향후 바람직한 방향을 모색하였다.

영문 초록

  The form of land management is moving toward the higher dimension naturally from the lower dimension. but 4D land management based on the time has been recognized more insufficient than the interest and research of 3D land management. For that reason, the purpose of this study is to firm the base of 4D land management in future by examining and analyzing the theory and a practicable case for 4D land management. To achieve the research objective, the research range was limited to the area of land management, a data through the reference of literature and the actual condition investigation was collected as the research method, and a descriptive access method and a comparative access method was applied. The study conclusion is as follows;
  First, the general reasoning of 4D land management was reviewed in terms of definition, time topology and availability. Second, the case study of 4D land management was applied as a viewpoint the movement of dynamic parcel boundary, the timeshare of special real estate, and the registration of public facilities based on the time. Finally, the issue of 4D land management was reviewed, considering the following details such as legal pending problems, a administrative support matters, and technical limitations. then, the preview of a policy based on this issues was suggested.
