고층공동주택 재건축에 따른 구분소유자의 재건축비용 적립부담액 산정방법

국문 초록

  본 연구의 목적은 공동주택재건축사업의 자금조달을 위한 적립방식을 이해하는 것이다. 본 연구의 가설을 증명하기 위하여 서초구 반포주공아파트2단지와 삼호가든1,2차아파트 그리고 서초동 롯데케슬 클레식아파트를 대상으로 공동주택 재건축사례를 분석하고 시뮬레이션 한 결과 반포주공아파트2단지는 재건축개발이익이 증가한 경우이며, 삼호가든1,2차 아파트는 개발이익이 등가인 경우이고, 롯데케슬클레식아파트의 경우에는 개발이익이 감소한 경우이다. 본 연구는 고층공동주택 재건축개발이익이 감소하는 경우에 초점을 두고 향후 재건축자금조달을 매달 관리비에 포함, 적립하여 자금을 조달하는 방법을 제시한 것이다. 20년 후 재건축을 할 경우 매달 관리비에 포함 적립할 비용은 779,158원이며, 30년 후 재건축 할 경우 606,986원, 40년 까지는 449,422원을 적립해야 한다.

영문 초록

  The purpose of this study was to understand a regular installment saving method in order to financing apartment house reconstruction. In order to verify these research question and hypotheses, many tools were used such as descritive analysis and simulation method based on the apartment house reconstruction cases such as Banpo Jugong 2 apartment complex, Samho Gqarden 1st, 2nd apartment, and Lotte Cassle Classic apartment in Seoch-gu, the following results were found. First, in case of Banpo Jugong 2 apartment complex, development profit increase. Second, in case of Samho Gqarden 1st, 2nd apartment, development profit equivalently exchange. Finally, in case of Lotte Cassle Classic apartment, development profit decrease. This research mainly focus on development profit decrease. Specifically, apartment residence, large-sized reconstruction capital, preference saving method, This method mean after apartment residence pay monthly management expanse and then finance reconstruction. Apartment residence pay monthly management expanse 779,158 won to after reconstruction 20 years lather, 606,986 won to after reconstruction 30 years lather, 449,422 won to after reconstruction 40 years lather.
