국문 초록

본 연구의 목적은 주택관리사와 빌딩관리사가 인식하고 있는 직무 만족에 대한 중요도와 우선순위의 차이를 규명함으로써 효율적인 건축물 관리를 위한 기초자료를 제시하는 것이다. 본 연구의 공간적 범위는 2기 신도시이며, 분석방법은 「공동주택관리법」의 적용을 받으며 공동주택을 관리하는 주택관리사와 「집합건물의 소유 및 관리에 관한 법률」의 적용을 받는 의무관리주택 외 건축물을 총괄하는 빌딩관리사를 대상으로 설문 조사하여 계층화 분석과정 (AHP)을 이용하였다. 실증분석결과, 주택관리사는 과업중요성, 과업정체성, 기능다양성, 자율 성, 과업피드백 순으로 높게 나타난 반면 빌딩관리사는 기능다양성, 과업중요성, 자율성, 과업정체성, 과업피드백 순으로 높게 나타나 주택관리사와 빌딩관리사의 직무만족도에 중요도와 우선순위에 차이가 있는 것으로 나타났다. 주택관리사는 행정적인 직무를 수행함에 강점이 있으나 시설관리 등 실무적인 면에 전문지식과 기술이 부족하게 조사되었고, 빌딩관리사는 수년간의 경력과 전문지식의 습득으로 실무에 전문성이 있으며 행정적 직무의 경직성에서도 자유로운 것으로 나타났다. 관리소장은 이 두 부문을 총괄하는 위치에 있으므로 연구의 결과 두 집단의 부족한 부분을 서로 보강하여 향후 관리소장 양성교육과 재교육 시 활용하거나 관리소장의 근무환경 개선에 반영할 수 있을 것이다.

영문 초록

The purpose of this study is to elucidate the differences in perceived importance and priority of job satisfaction between housing managers and building managers, providing foundational data for efficient building management. The spatial scope of the study is focused on the 2nd new town, and the analytical method involves a survey targeting housing managers responsible for managing residential complexes under the application of the “Apartment Housing Management Act” and building managers overseeing a compulsory management complex, subject to the “Act on the Ownership and Management of Collective Buildings” The survey utilized Analytic Hierarchy Process (AHP). The empirical analysis results show that housing managers prioritize job importance, job identity, task diversity, autonomy, and job feedback in that order. On the other hand, building managers prioritize task diversity, job importance, autonomy, job identity, and job feedback in that order. These differences in the importance and prioritization of job satisfaction indicate variations between housing managers and building managers in their roles and job satisfaction. Considering that facility directors oversee both areas, the study suggests that the identified shortcomings in each group can be complemented, informing future training and retraining for facility directors or reflecting on improvements in the working environment for them.
