국문 초록

본 연구에서는 공공이 주도하는 공공재개발, 공공재건축사업이 추진될 경우에 영향요인을 어떻게 인식하는지 살펴보고 이로써 주택공급확대에 미치는 영향요인은 무엇인지 공공주도 재개발, 재건축사업의 영향요인에 대한 인식조사를 실시하고 분석한 결과 다음과 같은 결론을 얻을 수 있었다. 첫째, 조합원반발이 공공이 주도하는 도시정비사업에 영향요인으로 유의성이 있으며둘째, 사업비가 미치는 영향은 유의성이 있는 것으로 나타났다. 셋째, 교통 인프라 수준이 미치는 영향은 유의성이 있으며 넷째, 사업기간이 미치는 영향은 유의성이 있는 것으로 나타났으며 다섯째, 용적률도 유의성이 있으며 여섯째, 교육인프라가 유의성이 있는 것으로 분석되었다. 종합해 보면 조합원 반발과 사업비는 주택공급량에 부정적인 영향을 미치는 반면, 교통 인프라 수준, 사업기간, 용적률, 교육인프라는 긍정적인 영향을 미치는 것으로 나타났다. 이러한 연구 결과를 통해 공공이 주도하는 공공재개발사업, 공공재건축사업은 정부와 지자체는 공공주도 재개발, 재건축사업을 법적, 행정적으로 지원하고, 주민들의 의견을 수렴하여 정책을 수립하는 노력이 필요하다. 또한 주민들의 능동적인 참여를 유도하면 사업의 효율 성을 높일 수 있으며, 이로써 주택공급량을 확대하는데 기여 할 수 있다.

영문 초록

This study examined how public-led public redevelopment and public reconstruction projects were perceived, and as a result of conducting and analyzing the factors affecting the expansion of housing supply, the following conclusions were drawn. First, it was found that union repulsion was significant as a factor influencing public-led urban maintenance projects, and second, the impact of project costs was significant. Third, the impact of transportation infrastructure level was significant, and fourth, the impact of project period was found to be significant. Fifth, the floor area ratio was also significant, and sixth, the educational infrastructure was analyzed to be significant. Overall, it was found that the member repulsion and project cost had a negative effect on the amount of housing supply, while the level of transportation infrastructure, project period, floor area ratio, and educational infrastructure had a positive effect. Through the results of these studies, the government and local governments should legally and administratively support public redevelopment and reconstruction projects led by the public, and make efforts to establish policies by collecting opinions from residents. In addition, by inducing active participation of residents, the efficiency of the project can be increased, which can contribute to expanding the amount of housing supply.
