아파트의 가격결정에 관한 개별요인 효과에 관한 연구

국문 초록

아파트의 다양한 내재적 특성들 중 아파트 가격에 영향을 주는 개별요인들을 추출하고 그 개별요인들의 가격영향력을 측정할 수 있다면 감정평가 또는 실제거래에도 유용하게 적용할 수 있을 것이다. 본 연구에서는 아파트 개별특성 요인들로 층, 향, 방의 개수, 욕실의 개수, 혐오시설(오수처리시설)과의 거리, 바다조망, 소음, 개방정도 등 8개를 채택하고 분석대상으로는 최근 7,374세대 규모로 건축된 부산광역시 남구 용호동 LG메트로시티를 선정하였다. 아파트 가격자료는 인터넷 매물자료를 이용하여 표본으로 선정하여, 표본아파트의 가격과 개별 아파트특성을 헤도닉 가격함수(Hedonic Price Function) 형태로 파악한 후 다중회귀분석을 이용하여 특성들의 효과를 추정하고, 특성에 따른 아파트 가격 격차율을 산정하였다.

영문 초록

Among of various characteristics of apartments, if we could find significant factors in apartment prices and estimate amounts of the effects, these informations will be usefully used in appraisal valuation. In this paper, we take 8 individual factors; size, situation, number of rooms, number of bathrooms, floors, waterfront view, unpleasant facilities and openness to view. As complexes of apartments to be researched, LG Metro City in Yongho-dong, Nam-gu, BMC(Busan Metropolitan City), in where about 7,374 units have been recently developed and those 8 individual factors can be compared, is selected. The prices of apartments were sampled from sales information at web sites. The relation of the price and characteristics of sample apartments is studied by using Hedonic Price Function . Multiple Regression Analysis is used to estimate and the results of estimation are presented with the different price rate of each individual factor.
