노인복지주택의 입주의사에 미치는 요인과 영향에 관한 인식 연구

국문 초록

본 연구는 급속하게 진행되고 있는 고령화 사회를 맞아 노인복지주택의 보급시 중요하게 고려되는 요인들을 수요자의 인식을 중심으로 실증적인 조사와 분석을 통해 파악하고자 하였다. 이를 위해 노인복지주택의 입주의사에 미치는 요인과 그 영향력을 분석하여 제시하였다. 요인분석 결과 비용성, 입지성, 공공성, 시설의 편의성, 친밀성 등 제시한 모든 요인들이 입주선호에 통계적으로 유의미한 영향을 미치는 것으로 나타났다. 특히, 입지성과 비용성 등이 입주의사에 영향력이 큰 것으로 분석되었는데, 입지성 측면에서 주변이 쾌적하면서 제반시설과 주변여건이 좋은 도시 근교형이 바람직하며, 비용성 면에 서는 입주보증금과 월 관리비가 저렴한 요소가 입주의사에 미치는 영향이 큰 것으로 보인다. 따라서 정부차원에서 도심 근교에 토지를 저가로 제공하여 노인복지주택의 공급을 늘리고, 적절한 지원을 통해 노인복지주택 입주민들의 경제적 부담감을 완화할 수 있는 방안이 필요할 것으로 보인다.

영문 초록

This study aimed at finding out the factors considered crucial when supplying the welfare housing for the elderly people in our aging society by using empirical research and analysis. To achieve this goal, the study attempted to first figure out the preference factors that are thought to be important when considering the option of moving into the welfare housing for the elderly people and those factors’ influence on the final decision making process. The factor analysis showed that all presented preference factors - cost, location, publicness, facilities convenience, and familiarity - had statistically significant effects on moving-in preferences. Location and cost were found to be especially influential in the decision making process. More specifically, infrastructure and suburban areas which have decent surroundings were considered important from the location perspective while security deposits and monthly maintenance costs played a huge role in the decision making process from the cost factor perspective. Therefore, the government should take action in increasing the supply of the welfare housing for the elderly people by providing suburban land at low cost. In addition, the government should lessen the burden of potential tenants by means of proper support.
