영문 초록

We require a variety of strategies to prepare for and overcome the era of population decline. This purpose of this study is to suggest housing cluster for the elderly in the shrinking community in non-urban area in the era of population decline. In order to achieve the purpose, this paper try to define shrinking community and housing cluster. And it is introduced that housing cluster through residential utility and residential location effects. Specific methods for applying the cluster housing in shrinking community in non-urban areas is as follows ; First, there are the selection of the target area. Second, find out housing needs of residents in shrinking community of non-urban areas. Third, this paper proposes a method about utilizing existing assets and costs. when it applies to housing clusters, there are many problems in private ownership, legal and regulatory matters, costs and economic problems and so on. Therefore, it should be acquire the social consensus by democratic process. This study is significant in that exploratory studies on the housing policy in the shrinking community of non-urban areas.
