국문 초록

본 연구는 서울의 중형 오피스빌딩을 2030서울도시기본계획에 따른 5대 생활권역과 빌딩 규모를 세분화하여 입지, 물리 및 기타 특성이 점유비용에 미치는 영향에 대하여 분석한 연구로서, 임대료나 환산임대료를 종속변수로 설정한 기존 오피스 선행연구들과 달리 임차인이 한 단위 면적을 배타적으로 사용하기 위해 부담하는 총 비용인 점유비용을 종속변수로 사용하여 분석을 진행하였다. 실증분석 결과 점유비용은 접도수, 총층수, 환승역, 관리주체 변수에 (+)의 상관관계를 지니고, 권역, 도보시간, 건축연한, 대지면적에 (-)의 상관관계를 지니는 것으로 나타났다. 본 연구는 임차인·임차인에게 오피스 시장에 다양한 관점을 제공하여 중형 오피스빌딩과 관련한 효율적인 의사결정 제고에 도움을 줄 것으로 기대한다.

영문 초록

1. CONTENTS (1) RESEARCH OBJECTIVES This study intends to analyze the effects of office location, physical characteristics and other factors upon the occupancy cost of mid-sized office building. Different from previous studies on the office with the dependent variables of rental charge and/or conversion rental charge, this study implemented the dependent variable of occupancy cost, charged to tenant for the exclusive use of unit area. (2) RESEARCH METHOD Factors affecting occupancy cost have been determined as locational factors, physical factors, miscellaneous factors as 15 independent variables. And the regression analysis has been implemented to analyze the occupancy cost as a dependent variable based on the data classified into 5 urban districts in Seoul, (3) RESEARCH FINDINGS Research findings indicates that the empirical analysis proved that the occupancy cost has been positively related with the number of adjoining road, the number of total floor, the transition station and the management entity. On the other hand, it has the negative relation with the district area, the walk time to subway, the year of construction, and the site area. 2. RESULTS This study defined new middle office building by building size and analyzed its occupancy cost classified by 2030 Seoul urban plan. It can help the tenants on various viewpoints on office market understand the associated relation between the occupancy cost and affecting physical factors, and make efficient decisions in mid-sized office building market.
