국문 초록

본 연구는 실제 거래가격 신고가 시행된 2006년 부터 2014년 8월까지 지가변동률에 영향을 미치 는 변수들에 대한 기본 분석을 실시하여 그 기본분석을 바탕으로 상관관계분석, 분산분석, 회귀분석 등 실증분석을 실 시 하였다. 지가변동률에 영향을 미치는 변수들간의 관계가 통계적으로 유의여부를 연구한 실증분석결과 다음과 같은 결론을 얻었다. 첫째, 2011년 이후 표준지 공시 가격 상숭률/지가변동률은 1.89배에서 3.21배로 매년 증가세를 보이고 있다. 둘째, 실증분석을 실시한 결과 지가상승률에 통계 적으로 유의한 변수는 표준지 공시지가 상숭률, 개별지 공시지가 상승률, 토지 거래 면적, 순수토지거래 면적, 주택종합매매상승률 등으로 나타났다.

영문 초록

This study was carried out basic analysis of the variables affecting Fluctuation rate of Land Price from 2006 to August 2014 since the actual transaction price reported. The empirical analysis was conducted such as the correlation analysis, analysis of v때ance and regression analysis based on the primary analysis. The relationship between the variables that affed Fluctuation rate of Land Price was investigated whether or not statistically significant. The empirical results obtained the following conclusions. First, Official price inflation of the 5tandard regional / Fluctuation rate of Land price has seen an annual increase from 1.89 times to 3.21 times. Second, as a result of the empirical analysis, statistically significant variables that affect fluctuation rate of land price is found to be on official price inflation of the standard regional, official price inflation of the Individual regions, land transaction area, pure land transaction 와ea and housing purchase changing rate.
