국문 초록

최근 주태시장 변화와 관련한 주요 화두는 저출산, 인구구조와 가구구조의 변화, 베이비붐 세대의 은퇴 및 고형화다. 특히 1955년에서 1963년 사이에 출생한 1차 베이비붐 세대의 은퇴가 가시화함에 따라 이 거대 인구집단의 은퇴와 고령화가 가져올 사회ㆍ경제적 파장에 관심이 고조되고 있다. 2010년 인구총조사 결과, 695만 명으로 전체 인구의 14.5%를 차지하고 있는 베이비붐 세대는 1980년대 중반 주택시장에 본격적으로 진입하면서 주택 수요 급증의 원인이 되었다. 2000년대 들어서는 이들 세대가 중대형 주택을 선호하게 되면서 중대형 주택가격 이 상승하는 등 베이비붐 세대 는 우리나라 주택시장의 변수로 작용해왔다. 본 연구는 베이비붐 세대의 인구통계적 특성, 주택 및 부동산 보유 실태, 향후 목돈 지출 예상요인, 자녀관, 은퇴 후 주거 이주 의향l 은퇴 후 거주하고 싶은 주택 유형, 은퇴 준비도I 주태 처분의향을 분석하여 베이비붐 세대의 특성을 구체적으로 규명하였다. 본 연구는 이러한 분석 결과를 토대로 시사점을 도출하고I 베이비붐 세대의 주거 정책적 관점에서 어떠한 대응 전략이 필요한지 제언하였다.

영문 초록

Recently, irnportant issues related with the change of the housing market are low birth-rate, change of population and household structures, the retirement and aging of the baby-boom generation. Expecially, as the retirement of the first baby-boom generation becomes visible, people have got increasingly interested in what social and econornic effects the retirement and aging of this huge group of people will have. The 2010 census revealed that the nurnber of people belonging to this generation is 6.95 million, 14.5% of the whole population. They are the people who entered the Korean housing market in the mid-1980s in full scale, causing the rapid rise of housing demands. In the 2000s, as they favored middle- and large-size houses, the price of such houses has risen. As a whole, the baby-boom generation has been a variable in the Korean housing market. This research concretely examined the following characteristics of the baby-boorn generation: their dernographic characteristics, the situation of their house and real estate possession, the predicted elernent determining their spending big money in the future, their view on offspring, intention to move to other types of house after retirement, the types of house they want to live after retirement, retirement preparedness, intention to sell houses, etc. Based on such analyses, this research extracted some hints, and suggested some responsive strategies, in view of the residential policy of the baby-boom generation.
