1. CONTENTS
(1) RESEARCH OBJECTIVES
The conversion of the building should be implemented in harmony with the surrounding trade area and with full regard to its own individuality or characteristics. The conversion of the building should be implemented after full analysis of its characteristics and surrounding trade area. Especially, the conversion of the commercial building should fully reflect the market situation but has realistically inefficiently been implemented due to the lack of materials and previous studies in many cases.
This study was intended to present the direction of the conversion appropriate to the regional trade area by analyzing the trends of the conversion of buildings in Seoul, clarify what relations there is between the increasing and decreasing phenomenon of business firms in Seoul and the conversion of the building in each district(in about 20 district offices) and provide precedent information on building based on the findings of the study.

As a result, it was found that there was a statistically significant causal relationship between numerical changes in the business firms in 46 districts and the conversion of their buildings at the confidence level of 95%.
The granger causality test revealed that there was a statistically significant causal relationship between numerical changes in the business firms in 27 districts and the conversion of their buildings at the confidence level of 95%.
2. RESULTS
First, it was found that there was a close relationship between changes in the business firms in a particular district and those in the other districts in terms of changes in the business firms by district.
