세대별 은퇴 후 주거입지 선호 특성에 관한 연구

국문 초록

본 연구는 베이비붐세대, X세대, 에코세대간 은퇴 후 주거입지 선호도의 공통점 및 차이 점을 분석하기 위해 이루어졌다. 이를 위해 수도권 거주자 211명을 대상으로 실증 분석을 하였다. 분석 결과 세대에 관계없이 은퇴 후 주거입지로 가장 선호하는 지역은 경기도 중소도시로 분석되었다. 경기도 중소도시 다음으로 베이비붐세대, X세대는 경기도 대도시를 선호했고 에코세대는 서울특별시를 선호했다. 서울거주자의 경우 세대에 관계없이 서울시를 가장 선호 하였고 그 다음으로 X세대의 경우 경기도 대도시를, 에코세대의 경우 경기도 중소도시를 선호하였다. 경기도, 인천 거주자의 경우 세대에 관계없이 경기도 중소도시를 가장 선호했고 그다음으로 경기도 대도시를 선호했다. 은퇴 후 수도권 거주 희망자 중 수도권을 동부, 서부, 남부, 북부 4개권역으로 구분하여 선호 권역을 분석한 결과 전세대 모두 경기동부를 가장 선호 하는 것으로 나타났고 그 다음이 경기 남부였다. 은퇴 후 이사 선호 지역 유형은 베이비붐세 대의 경우 도시지역을 가장 선호했고 X세대의 경우 도시와 농촌이 복합된 지역을 선호했다. 반면 에코세대의 경우 도시와 농촌복합지역과 도시지역 선호도가 유사했다. 한편, 은퇴 후 주거 선택 기준은 베이비붐세대와 X세대의 경우 교통접근성을 1순위로 꼽았다. 에코세대의 경우 생활편의성을 1순위로 들었다. 이러한 연구 결과를 바탕으로 학술적 및 실무적인 시사점을 제시하였다.

영문 초록

This study aimed to analyze the similarities and differences in retirement location preferences among Baby Boomers, Generation X, and the Echo Generation. An empirical analysis was conducted on 211 residents of the Seoul metropolitan area for this purpose. The findings revealed that, regardless of generation, the most preferred area for retirement housing were small and medium-sized cities in Gyeonggi-do. Additionally, Baby Boomers and Generation X preferred large cities in Gyeonggi-do, whereas the Echo Generation favored Seoul. Residents of Seoul, irrespective of their generation, showed a strong preference for Seoul, followed by large cities in Gyeonggi-do for Generation X and small to medium-sized cities in Gyeonggi-do for the Echo Generation. Those living in Gyeonggi-do, regardless of their generation, also preferred smaller cities within the region, followed by the larger cities. Among individuals wishing to reside in the metropolitan area post-retirement, the eastern and southern regions of Gyeonggi were the most favored areas across all generations. Regarding the type of area they preferred to move to after retirement, Baby Boomers had a preference for purely urban areas, while Generation X showed a preference for a combination of urban and rural areas. The Echo Generation, on the other hand, exhibited similar preferences for mixed urban and rural areas and purely urban areas. On the other hand, in the case of the echo generation, preferences for mixed urban and rural areas and urban areas were similar. In terms of selecting a post-retirement residence, transportation access was the top priority for Baby Boomers and Generation X, whereas living convenience was paramount for the Echo Generation. The study concluded with academic and practical implications based on these findings.
