재건축사업의 ESG 활동이 조합원 만족도에 미치는 영향

국문 초록

본 연구는 재건축사업에서 ESG(Environment, Social, Governance) 활동이 조합원 만족도에 미치는 영향을 살펴보고, 이러한 영향 관계에서 재건축 경제성의 매개효과를 살펴보 고자 하였다. 이때, ESG 활동은 비재무적 요소인 환경(E), 사회(S), 지배구조(G)로 구성하고, 재건축 경제성은 분담금과 용적률로 구성하였으며, 조합원 만족도는 추진과정, 경영실천, 조합추진위로 구성하였다. 설문자료는 재건축 조합원을 대상으로 수집되었으며, 수집된 자료는 SPSS 27.0을 활용하여 분석하였다. 주요 분석 결과에 관한 요약은 다음과 같다. 첫째, 재건 축사업에서 환경적 요인인 친환경, 에너지, 녹색공간, 폐기물 모두 조합원 만족도에 정(+)의 영향을 미침을 보였으며, 사회 요인은 일자리, 사회통합, 지역발전이 조합원 만족도에 정(+) 의 영향을 미침을 보였지만, 안전한 작업 환경 및 노동생산성 향상을 위한 복리후생 지원은 조합원 만족도에 영향을 미치지 못함을 보였다. 또한, 지배구조 요인인 경영전략, 윤리경영, 공정성은 조합원 만족도에 정(+)의 영향을 미침을 보였지만, 비전문적인 주민참여는 오히려 부정적인 영향을 미칠 수 있음을 보였다. 둘째, 재건축 경제성 중 분담금은 사회적 요인과 조합원 만족도 간의 관계를 매개하는 것으로 나타났지만, 환경 및 지배적 요인과 조합원 만족도 간의 관계에서는 매개효과가 없는 것으로 나타났다. 또한, 재건축 경제성 중 용적률은 환경및 지배구조 요인과 조합원 만족도 간의 관계를 매개하는 것으로 나타났지만, 사회적 요인과 조합원 만족도 간의 관계에서는 매개효과가 없는 것으로 나타났다.

영문 초록

This paper attempted to examine the effect of ESG(Environment, Social, and Governance) activities on member satisfaction in reconstruction projects, and to examine the mediating effect of reconstruction economics in this impact relationship. At this time, ESG activities consisted of non-financial factors such as environment(E), society(S), and governance(G), reconstruction economics consisted of contributions and floor area ratios, and union satisfaction consisted of promotion process, management practice, and union promotion committee. Questionnaire data were collected for reconstruction members, and the collected data were analyzed using SPSS 27.0. A summary of the main analysis results is as follows. First, in the reconstruction project, environmental factors such as eco-friendliness, energy, green space, and waste all showed a positive (+) effect on member satisfaction, and social factors showed that jobs, social integration, and regional development had a positive (+) effect on member satisfaction, but welfare support for safe working environment and labor productivity improvement did not affect member satisfaction. In addition, while governance factors such as management strategy, ethical management, and fairness showed a positive (+) effect on member satisfaction, non-professional resident participation could have a negative effect.
