부동산산업의 경제적 파급효과에 관한 연구

국문 초록

부동산산업은 경제성장, 고용 및 고부가가치를 창출할 수 있는 핵심 산업분야로 인식되고 있다. 이러한 중요성으로 인하여 부동산산업에 대한 역할이 날로 증대되고 있다. 앞으로 부동산산업에 대한 수요는 계속적으로 증가할 것이다. 따라서 부동산산업의 파급효과 분석을 통해 부동산산업이 국민경제에 어느 정도 기여하였는지를 점검하고, 이를 근거로 부동산산업이 나아가야할 정책수립의 필요성이 높아지고 있다. 이에 본 연구에서는 1990년부터 2008년까지 한국은행 산업연관표를 이용하여 부동산산업의 경제적 파급효과 분석을 수행하였다. 분석결과, 첫째로 부동산산업은 타산업부문에 생산 및 고용유발효 과가 큰 것으로 나타났다. 둘째로 부동산산업의 가격변동률은 타산업부문의 물가변동률에 비교적 큰 영향을 주는 것으로 나타나, 물가를 안정시키는데 가격정책 참고자료로 활용될 수 있을 것이다. 셋째로 부동산산업의 공급지장이 타산업부문에 미치는 부정적 파급효과가 대단히 큰 것으로 나타나 부동산산업의 공급제한은 신중히 결정되어야 할 것이다. 끝으로 부동산산업을 외생화하여 분석 및 해석하는 접근방법을 취함으로써 부동산산업의 국민경제적 위치 및 역할을 분석할 수 있었다. 따라서 국가 경제의 미래 성장엔진을 만들기 위해 부동산산업에 대한 지속적인 투자와 육성이 필요하다.

영문 초록

Real Estate Industry is realized that a field of the core industry which can be created economic growth, employment, and a higher value added. Such gravity of this, The role of Real Estate Industry enlarged day by day. In future, Demand of Real Estate Industry will be prospected to be raised continually. Therefore researchers provide policy makers with available and valuable information regarding the role of Real Estate Industry on national economy through a static inputoutput(I-O) framework. This paper uses I-O table of year from 1990 to 2008 of Korea to examine the economic impacts of Real Estate Industry, The result shows that Real Estate Industry on national economy follow as: First, Real Estate Industry appears greatly to induce the employmentinducing effects and production-inducing effects on the part of other industries. Second, It is shown that the price fluctuation rate of Real Estate Industry have a major effect on the price level in other industry sectors. so. it is desirable that index of the price fluctuation rate of Real Estate Industry can be used to reference data to stabilizing the price level. Third, it require to be carefuly in deciding a limited supply of Real Estate Industry because supply-shortage on Real Estate Industry appears greatly to induce the negative impacts on the part of other Industry. Finally, While we access to analyze and interpret to Real Estate, could analyze the situation and role in the national industry as exogenous and then investing economic impacts of it. it is need to continuous invest and promote to Real Estate Industry to become a future growth engine for the country economy.
