영문 초록

This study analyzes the causal relationship and mutual influences between variations in the officetel supply and the apartment price by using the Bayesian panel vector auto-regression model. As a result of the analysis, the officetel supply and the apartment price have a mutually bi-directional causal relationship. Meanwhile, the officetel supply and the apartment supply show a bi-directional causal relationship throughout the analysis period. Accordingly, it was found that as the apartment supply increases, the officetel supply increases, and that an increase in the officetel supply affects the apartment price. In the panel model, it was found that an impact of fluctuation in the officetel supply affects the apartment price in a positive (+) direction. In the individual models by region, the reactions of Seoul and Gyeonggi province to the impacts were somewhat different. In Gyeonggi province, the reaction to the impact of fluctuation in the officetel supply affected the apartment price in a positive (+) direction, while the degree of the reaction was much greater than that of Seoul.
