영문 초록

This study aims to investigate the factors affecting the level of rent of urban life housing in Seoul during the period between 2009 and 2012. Based on the data collected from 413 urban life housing complexes in Seoul, the study applied Hedonic price model and quantile regression method to capture multi-dimensional characteristics of urban life housing market and to verify the statement that composition of factors and the magnitude of each factor might be different according to the level of rent in the case of urban life housing in Seoul. The results of the study indicate that the rent of urban life housing in Seoul is likely to be influenced by both physical factors such as floor area, official land price, provision of full-option services and locational factors such as the distance from subway station, and neighborhood park. The study also reveals that the magnitude and the statistical significance of each factor tend to vary in the sub-markets of urban life housing in Seoul. This finding suggests that the current urban life housing policy needs to consider the characteristics of each sub-market in order to maintain an affordable level of rent for urban life housing in Seoul.
