영문 초록

This paper discusses two approaches in estimating a land price. Due to the large spatial variations in land prices in polycentric urban spatial structure, a traditional parametric approach has limits with respect to the functional form to cover complicated curvature of spatial land price, multicollinerarity and misspecification problems. On ther contrary, a nonparametric approach deals with the complicated curvature of it and other two problems. To compare the prediction performance of two approaches, three alternative models are applied to 262 parcels located in Anyang city and, compared their predict performance by RMSE (root mean square error). The locally weighted regression method based on the nonparametric approach has less RMSE than the other parametric methods (for example, OLS method by 35 percent and the comparative target method by 50 percent or more).
