영문 초록

Mixed land use can be a flexible alternative which overcome the defects of rigid zoning system. In Korean zoning system, semi-residential district is a representative mixed use area. But there are few studies about semi-residential district. So in this paper, I try to grasp the physical characteristics and control factors of land use in semi-residential district to utilize in urban planning. To do this, I have constructed geographic data base of studied area and analyzed it with GIS and statistical method. The results are as followings. First, the principal characteristic of the land use in semi-residential districts is residential-commercial mix mainly comprised of detached residences and community commercial facilities. Second, mixed characteristic of semi-residential district has been strongly influenced by physical factors like parcel condition, road system and subdivision change.
